Results of my Unpublished Open House at

My clients were not keen on the idea of an open house. While I'd never done one before, I suggested that I hold an unpublished open house for two hours on Sunday. Unpublished meaning that it was not announced on the Internet anywhere and there would be no open house signs out on the streets.
I noted the open house in the private/confidential remarks of the MLS - the notes that only agents and brokers see.
I arrived a little before 2pm. The sellers and I were talking about this and that for about 15 minutes. I wondered if anyone would show up.
Then the doorbell rang. My clients quickly disappeared as I approached the front door. I opened the door and there stood 10 people lined up on the walkway to the front door. Those 10 people comprised of 4 groups of people.
Large groups of people (families) continued to arrive. Some people were there with their agents. At one point there were 20 people in the home. All of them provided me with their name and their agent's name.
I can only imagine what it would have been like if the open house was advertised on the Internet and signs out on the street. I may have needed a traffic cop to help direct the traffic.
I am not a big fan of open houses. I am a fan of Unpublished Open Houses. The reason is that only buyers working with agents who are pre-approved for a loan are seeing the home.
And, buyers who are not working with an agent will call the listing agent if they want to see a home. One such buyer did exactly that. I invited him to the unpublished open house and he showed up with his wife, child and parents. I'm told he will be making an offer.
As of today, six agents have requested the disclosures as their clients want to make an offer.
Was the Unpublished Open House Successful?
I'd say it was. And agents continue to show the property this week. My strategy is to market a home for a week and set an offer deadline. Offers are due by noon on Saturday, 11/21/2015.
