My clients were not keen on the idea of an open house.  While I'd never done one before, I suggested that I hold an unpublished open house for two hours on Sunday.  Unpublished meaning that it was not announced on the Internet anywhere and there would be no open house signs out on the streets. 

 

I noted the open house in the private/confidential remarks of the MLS - the notes that only agents and brokers see. 

 

 

I arrived a little before 2pm.  The sellers and I were talking about this and that for about 15 minutes.  I wondered if anyone would show up.

 

Then the doorbell rang.  My clients quickly disappeared as I approached the front door.  I opened the door and there stood 10 people lined up on the walkway to the front door. Those 10 people comprised of 4 groups of people. 

 

Large groups of people (families) continued to arrive. Some people were there with their agents.  At one point there were 20 people in the home.  All of them provided me with their name and their agent's name.

 

I can only imagine what it would have been like if the open house was advertised on the Internet and signs out on the street. I may have needed a traffic cop to help direct the traffic. 

 

I am not a big fan of open houses.  I am a fan of Unpublished Open Houses.  The reason is that only buyers working with agents who are pre-approved for a loan are seeing the home. 

 

And, buyers who are not working with an agent will call the listing agent if they want to see a home.  One such buyer did exactly that. I invited him to the unpublished open house and he showed up with his wife, child and parents.  I'm told he will be making an offer. 

 

As of today, six agents have requested the disclosures as their clients want to make an offer. 

 

Was the Unpublished Open House Successful?

 

I'd say it was.  And agents continue to show the property this week. My strategy is to market a home for a week and set an offer deadline. Offers are due by noon on Saturday, 11/21/2015.

I can only imagine how many offers you would have received and the tremendous amount of interest you might have generated if the seller had been open to the full marketing of the open house.

Wow Kathleen.  That is a fantastic response!  I know you are in a hot market, but those are incredible results.  I had zero at my open house last Sunday.  The 49ers had the afternoon game (or at least that was my rationalization). Sounds like a good tactic for today's market.

Wonder if any of those stopping by happen to be in the area and saw the cars, and of course your sign?

Hope you are in escrow quickly!

I would think some of these buyers, working with agents, would have come to tour the home regardless, but perhaps the large amount of visible interest helped to spur people to take action

One man was driving by to "check out the area" after seeing the listing online.  He just saw people and got in line, Jeff Dowler CRS - kinda funny I think. 


Only three agents met their clients there.


There continues to be a lot of calls and activity on the listing.  We should be in contract this weekend.

The only time I had more than 20 people in an Open House was when I listed our home back in 2007.

That was a great turn out and I would say a great strategy...

I'm not a fan of open houses either and didn't have one on either of my homes I've sold. This, however, is a great idea!  I've not heard of this type of open before!

Kathleen, I'm still of the school that wow, it would have been even better if it had been advertised.  I'm all for maximum exposure to the market, but we each do what works for us.
