| Living in South Metro Atlanta, we have a few issues that are detrimental to the sale of homes right now. However, there is NOTHING going on that can't be overcome. What you need is someone educated and POSITIVE about the market area you're in. You also need to be able to handle the truth about today's market and what it will take to sell your home. Pricing Right From The Beginning: Your home is worth gold, personal gold. In most cases, your home holds lots of memories for you and your family. These memories can never be taken away from you, but they don't increase the value of your home. Your landscaping is beautiful. The pool sparkles and is very inviting. However, this doesn't necessarily add value. You need to be aware of what buyer's in your area are looking for. Are pools popular and in high demand? In some areas, but not all. Some buyer's will look at your pool as a chore. Over the top landscaping, can be a chore. These things fit into your dreams for the house. Unfortunately, they might not be someone else's dreams. By doing so much to your property you can quickly create "superadequacies". This is when your home is so much nicer than others in the area that your not adding value to your home. Instead, the other homes are bringing your value down. In Clayton, Henry and Fayette counties we have some of the most luxurious homes for sale of anywhere in the Atlanta, Georgia real estate market. We have homes of all different styles and price ranges. With so many homes on the market today, it is crucial that you're educated on the current market and price your home right from the beginning. The first few weeks of your home being on the market is more important than most people understand. The thought of listing your home for a higher price and then doing price reductions can cause you to lose a buyer. MLS Lottery Doesn't Work Anymore Not long ago, your home could be listed on MLS, a yard sign put in the yard and almost like magic buyer's would come. Last year LESS than 50% of our buyer's ever even saw an MLS listing. Our buyer's came from internet listings of properties we had listed, direst mail campaigns and several other avenues of marketing. When listing your home, you want to be sure and ask about marketing efforts. I can not express enough how important marketing will be. Not just marketing, but CREATIVE marketing. What is going to make your home stand out among the rest. When a buyer is shown 10 different homes for sale in your area, you want them to look at yours, and say, " That is the one!" Creative marketing is critical. Without it, your home could be on the market longer than it should be. Once your home is listed and marketing is happening, ask to see some of the marketing materials. It is your right, it is your home, and it is your money that will be paid out for a commission. It is not out of line to ask for a weekly update on the sale of your home. You deserve this! Hi Brandee...Interesting that you mention landscaping. Many of our buyers are looking for a second home and they want less maintenance. They want less mowing grass and weeding elaborate flower beds and more time to enjoy teh lake.
