Open House Community Event! Creating an event that people, buyers, want to attend. My goal is for visitors to take a little more time than the average drive through restaurant. My job is to get folks to pause and take in what the house has to offer. The Open House has to be more than a hit and run accident.
Open House Condition: Much like being ready for the market, the open house has to have good curb appeal, be spotless clean, in top condition and free of strong odors such as pets or smoke.
Detailed information regarding the property must be prepared also in an appealing professional package. In Maryland, there are documents required by law that must be available since the house is for sale. One piece I like to have available is a location drawing. One of the first questions people ask is “where are the property lines?” The more questions I can answer the closer the seller is to an offer.
The usual expectations should be met by offering water, cookies or cupcakes both selected carefully as to not damage the property if spilled or dropped. Some unexpected information should be available.
Sellers appreciate when I offer community information and a few takeaways (freebies). These event pieces help the open house stand out in the potential buyers mind. That’s my goal, to get this house noticed and remembered. Community information is an unexpected second wow and gets folks to stay longer to see what is being offered. The first wow should always be the house. The house for sale is the star of the event.
One key to having a successful open house is marketing, Secret open houses don’t get activity. The buyers who have attended my clients open houses lately say they have found the open online. Planning the open house in advance is important. Signs are also helpful to those who may be driving by.
