The process of hiring a Realtor to sell your home can be broken down into 3 simple steps:

1. Meet with Your Realtor
2. Prepare Your Home
3. Market Your Home

Step #1 Meeting with Your Realtor

Once you contact your Realtor their will start the research process to determine your home's value. This involves pulling comparable homes that are listed and recently sold. In addition, your Realtor will look at market trends.

Once your Realtor walks through the door the first thing to do is give them a tour of the home. This is so the Realtor can get an idea of the utility of your floorplan, the current shape of your home and to review any upgrades you have done.

Then you and your Realtor will sit down at the Kitchen table to discuss what is happening in the market. What homes are on the market for and what recent homes have sold for. Here you will develop a pricing strategy based off of your desired time frame and the value of your home.

Also, your Realtor will discuss their marketing plan for your home. This will include professional photography, video, websites, marketing materials and more.

Then your Realtor will review the listing agreement with you. You want to make sure you are aware of the key points: start date, ending date, commission and listing price.

Step #2 Is Getting Your Home Ready to Sell

Your Realtor will develop a list of staging suggestions after walking through your home. They may even have a partner who stages homes who will come back for a second look. It will boil down to decluttering, depersonalizing, pre-packing and cleaning.

Step #3 Selling Your Home

Once your home is ship shape then it is time to bring in the photographer. This is when the magic happens. With photos in hand you Realtor will develop a marketing strategy that will sell the lifestyle of your home. They will highlight the features that make your home unique. And they will use unique marketing pieces such as interactive floorplans, night time photos, facebook and twitter post & more!
