2016 Around the Corner - What to do? $$$ Is It Too Late?

Yeow! The year is almost gone! What happens now? 

1. BUDGET: finish it and sit down with my broker and review. Set goals and benchmarks. Review this years activity... how can I improve. What happens if I can increase my average sales price $15,000. How do I do it? What is the mix of sales to listings... is it right or should I tweak it a little. How has my business changed from the last year... will that hold or change next year?

2. ADVERTISING: What kind of a budget last year... will next be more or less. How can I make less go farther? What was least productive can I eliminate it? Am I getting a return for my dollars? Is it image building or business building or both? 

3. FINANCIAL: you mean $500 in my savings account isn't enough? What happened...where did it go... what will it take to get up around 2 months income? What about retirement... I need to make the maximum plus some make up too. What will that require? Oh God, IRS quarterlies... got to include them too. Let see I need to reduce debt too... we may have a bust coming and cant go into it with a big debt or even medium debt load (take my credit cards... don't use any except one; then minimum payments on all but one and put the max I can on it until paid... then take that payment add it to another card and get it paid, etc. By end of year Ill bet four can be zero balances... no that wont cause the economy to tank )

4. CLIENT RELATIONS: How do I keep in contact more effectively? Pop-bys, Notes and phone calls... need to work that area harder... it is just ok. What percent of my business came from my my client base? Who... am I recognizing them? Work smarter not harder! There truly is GOLD in that client data base... but I gotta dig some more! Review the internet tools I use... remember they are just tools... but how can those improve?

PERSONAL: Well at least my family knows me! Last year I wanted to drop 20# at December 31, 2014 I only need 30# more to meet my goal! 2015...I reversed that trend. Now keep it going. Time with wife and family... always (but leave the phone home/off for an hour or two). No big vacation this year... but I can do a few small trips ... plan. Keep date night and gym mornings! SPIRITUAL: a weak area... need to think on this... need to grow for sure! "LOrd make me the kind of person my dog thinks I am!"

BUSINESS: December is often a quiet month as all the agents start taking time off... relaxing and figure December is a bad month. Good for me... I will book at least four  deals in December so Jan and Feb wont make me go off of all may planning because I am dead broke. 

BUDGET: Did I mention that... yup but now go back and rebuild after all of the above.

DECEMBER: Don't forget... Christmas, its meaning. Take time too. Smile more. Wish people Merry Christmas and  Enjoy the time too. BALANCE BALANCE AND MORE BALANCE. 

TO ALL: Merry Christmas, Happy New Year... make the most of your time. We only have 24 hours per day, 60 minutes to the hour and 60 seconds to the minute. No more no less... take advantage of it... but also take time to live and enjoy the season... not an easy request. Dont end 2016 thinking "if I only had more time to..."

Thnks Joan Cox! I appreciate the comment and you dropping by! Keeping the pipeline full is soooo important. All agents do it to... that is hustle closings then wake up one morning and there is no pipeline and nothing going on... prospect = pipeline = closings= $$. A constant process!
