It is simple, you can find future business and referrals
Maybe you are at a party and someone mentions they want to move in the spring -- make a note of it.
Your uncle comes to visit and complains of the weather in his town and he certainly would be happier in Florida or Costa Rica --- make a note of it.
The hostess at a party mentions she would love to entertain more but the house is just too small -- make a note of it.
Your friend mentions that it is ridiculous how much he has to spend for the dorm for his kids in college -- maybe he could save and invest in an apartment near the campus -- make a note of it.
