Pasadena Collection West The Pasadena Collection West is a distinctive condominium building constructed in 2004 with modern accents in a vibrant Pasadena(zip code 91101) area.   In this report, I will present a recap of units for sale, in escrow along with closed sales so far in 2015.  I will also share full year closed transactions for 2011-2014. All statistical information is from our local multiple listing service(mls) and may not include all sales in the complex.

 

Condos Close to South Lake Avenue The popular and highly convenient location at the northeast corner of Cordova Street and Hudson Avenue is steps away from South Lake Avenue and not far from the Playhouse District, Paseo Colorado and Old Pasadena.   Abundant shopping, dining, cultural, recreation and entertainment choices are nearby.   The walkscore for 160 South Hudson Avenue shows a ranking of 91 out of 100 - a walkers paradise.   

 

Pasadena Condos at 160 South Hudson AvenueHigher education is also close and include: California Institute of Technology (Caltech), Pasadena City College (PCC) and Le Cordon Bleu College of Culinary Arts. Transportation via multiple freeways or the Gold Line light rail station at Lake Avenue is easily accessible.

 


Pasadena 91101 CondosPasadena Collection West is a professionally managed building with weekday concierge service. There is a pretty courtyard with spa as well as a fitness center.   Parking is subterranean with one or two parking spaces.

 

Pasadena Condos For SaleThere are 73 units in the building as well as one retail space.  The floor plans range from studio units to two bedrooms/ two baths and approximate square footages from a little over 500 to over 1100. Features include(vary by unit and floor plan):  nine foot ceilings, fireplaces, washer-dryer connections and balcony/patio areas.  

 

There is one unit currently on the market for sale.  It is a two bedroom/two bath floor plan with approximately 984 square feet priced at $479,000.   There is a one bedroom/one bath/den unit in escrow.

 

So far in 2015, there have been seven mls-reported closed transactions ranging from $300,000 to $472,000 with an average sales price of $410,286(median sales price $429,001).  They have sold at 100.35% of last list price and for $520.80 per square foot.  

 

Full year mls-reported closed sales results:

 

  • For 2014:  there were four transactions ranging from $353,000 to $539,000 with an average sales price of $471,750(median $497,500).  They sold at 99.53% of last list price and for $484.76 per square foot on average.

 

  • For 2013:  there were three sales ranging from $320,000 to $445,000 with an average sales price of $375,000(median $360,000).  They sold at 97.91% of last list price and for $450.05 per square foot on average.

 

  • For 2012:  there were seven closed transactions ranging from $302,500 to $380,152 with an average price of $330,522(median $333,000).  They sold at 98.05% of last list price and for $457.05 per square foot on average.

 

  • For 2011: there were five sales ranging from $280,000 to $440,000 with an average price of $358,000(median $390,000).  They sold at 98.53% of last list price and for $405.26 per square foot on average.
