New construction does have a certain appeal to many buyers.  Something about no one ever living there and the incentives are awesome these days.

Yes, new construction does have its appeal and can out compete older properties that aren't competitively priced. Certainly, a buyer that chooses to build to suit can guarantee that they are paying just for the features that they want or need. As you say "the market dictates the price. Not the realtor."

2006 was a banner year in real estate. No doubt the sellers of that home are trying to recover what they put into it and hoping to earn some money too. Most buyers usually prefer new homes and with that kind of price differential, it's a no contest. The resale home is going to sit until inventory tightens or they lower the price.
