Kingsbrooke Single Family Home Report: October 2015
Here on the last day of the month in November, we are experiencing a rainy cold Monday. Did I mention it is one of the coldest days of the fall so far? Yes, it is the perfect weather to stay inside and type up this edition of the Kingsbrooke Single Family Home Report, looking back at sales for the month of October. We will be making comparisons to last month (September 2015) and last year (October 2014.)
HOMES FOR SALE IN KINGSBROOKE
1 Listing was Active: A Regular Sale
With only one Kingsbrooke single family home available to Bristow buyers when October closed, it is hard to make high and low comparisons to last month when two listings were available. So let's take this one listing value as a place holder for average value and compare it to the averages to September 2015 and October 2014. When we do that we see average listing value up nearly 1% since last month and up over 4.5% since last year. Of course, it is very important to remember that list prices are suggestions. True market value can only be found in the sold column where we see what buyers were willing to pay AND what sellers were willing to accept.
HOMES UNDER CONTRACT IN KINGSBROOKE
1 Listing was Under Contract: A Regular Sale
October was not the busiest month for Kingsbrooke home sales. Just like the active listing column above, we find only one Kingsbrooke single family home was under contract when October ended. Taking that list price at time of contract and its marketing time as averages, we find an increase in average list price at time contract of 6% compared to last month and 1% compared to last year. When it comes to marketing time, it was 95% shorter compared to the average we saw last month and 97% shorter than the average we saw last year.
HOMES SOLD IN KINGSBROOKE
2 Listings Sold: Both Regular Sales
Two seems to be the magic number of listings sold, not just for October 2015, but for last month and last year as well. The high sold price was up over 4% compared to last month, but high marketing time was 50% longer. The low sold price was up over 28.5% since last month (more to blame on the lowest priced home being that of a mews style home needing work last month) and low marketing time was 25% shorter. The average sold price was up nearly 14% compared to last month and up over 2.5% since last year. Average marketing time was 39% longer than it had been in September and 50% longer than it had been last October.
