Sometimes We Just Have to Count to 10 Before We Respond
First time buyers can be a challenge. The budgets are seldom unlimited, yet they go through the home with a most meticulous eye.
One recent first time buyer was losing their patience as the pool of homes in their price range were limited and trying to find a home that would qualify for an FHA mortgage was a challenge. We must have looked at over 40 homes over a period of a year. On several occasions the words, "I just found my dream home" would be uttered and as we would give the home a closer look, it had to be scratched.
So after reaching a point of frustration where the words finally came out: I will just have to wait for you, (Me the agent), to find the right home for me, it appeared.
Right home, right location, in their price range, with 90% of the wish list items. The catch, it's a short sale. Being schooled in short sales, I call the listing agent and ask all my questions, which gets me the confidence to sit down with my buyers and prepare an offer.
All is sent forward, offer is signed off by the sellers and we are going to wait for the short sale bank to do their thing. Buyer is elated for having their home within their sites with a new year's finalization within their future.
And Then: 2 days after the papers are signed, anxious first time buyer sends me a text asking me to look at another potential for them. I want to scream, and am trying to formulate the words that need to be discussed with this buyer. I have to avoid the while I try to respond, and then I get another text: Please disregard my previous text. All that came to my mind was the Allie Sherman song about summer camp.
