...between a PRE-APPROVAL AND A COMMITMENT.
I am writing this because I don't understand why having a commitment date met is such an issue! I have a home listed that is under contract and the loan commitment date is April 25th. I was getting concerned because as of last Friday the appraiser hasn't called me to set-up an appointment. I called the loan officer to make sure the appraisal had been ordered. He had said he would talk to the processor and give me a call back.
As of yesterday, still no return call. I called the loan officer again (yes, I am a little annoyed) to find out what is going on because the appraiser still hasn't called and as I said, the commitment is due this Friday. Here's a little snapshot of my conversation:
Me: Mr. Loan Officer, this is Laura from Baird & Warner.
LO: Yes.
Me: I spoke to you last Friday and you were going to get back to me regarding the appraisal.
LO: Yes.
Me: I still haven't heard from an appraiser and now we have 4 days to get our commitment!
LO: I can tell you that the buyer is pre-approved and that the loan will close.
Me: That's great! However, the commitment is due on Friday and a pre-approval really doesn't answer my question.
LO: Our pre-approval process is different, it's not just a credit check.
Me: Most pre-approvals are not just credit checks, that is more like a pre-qual. We have a COMMITMENT date this Friday and that is what I need. Is it going to be met or are you going to file an extension?
LO: I can assure you that the property will close on the date in the contract. The loan is moving forward and we are taking the necessary steps to get the loan closed. Why are you so concerned, aren't you the listing agent?
Me: Yes, I am the listing agent and I am concerned because these are my sellers. I have never had a problem with a LO telling me if an appraisal has been ordered and if you are going to meet the commitment date. That's great the loan is moving forward, but what about my commitment? If there is no extension filed and no commitment met, THERE IS NO CONTRACT!
LO: We are trying to work with you. The loan is moving forward. We will close....
After getting the run around and the loan officer totally eluding my question, I couldn't take it anymore. I had to get off the phone before I got more agitated. He wouldn't even give me the name and number for the processor!!!???!!!
Here's a suggestion to Loan Officers (I am not saying all of you)...homes are hard enough to sell and close. We write dates into the contract that were mutally agreed upon by both parties. PLEASE CO-OPERATE AND TRY TO MEET THOSE DATES! If those dates aren't met and there isn't an extension...THERE IS NO CONTRACT! That's why I am concerned. If you aren't going to meet those dates, let us know so that we can work with all parties involved, to keep our deals together.
Most agents understand the difference between a:
Pre-Qual...Pre-Approval...Approval.. and an actual Commitment
PLEASE DON'T GIVE ME THE RUN AROUND AND DON'T TREAT ME LIKE I DON'T HAVE A CLUE....JUST TELL ME WHAT IS GOING ON!
Yes the typical LO can be frustrating. They need to understand our position better. I am a licensed originator so this doesnt happen that much any more to me. I just refer my broker office and then I can monitor the loan with a login!
