There were 7 unit sales in October. This is up 40.0% from 5 in October of 2014. This is the lowest unit sales have been since 6 in March, 2015. Sales/list price ratio in October moved down to 96.9% from 98.3% in September.

Prices

Median price in October was $677,000. This is up 26.1% from $537,000 in October of 2014. 3-month median price of $688,500 in October was down just slightly from $700,000 in September and down a little from $725,000 in October of 2014. Price per square foot in October was $341. This is up from $312 in September but down from $371 in October of 2014.

Inventory

Inventory of 40 in October was up 2.6% from 39 in September and up 8.1% from 37 in October of 2014. New listings in October were 8, unchanged from the same month last year. Months of supply of 4.6 in October was very slightly up from 4.5 in September but down somewhat from 5.8 in October of 2014.

Market Time

Days on market of 73 in October was down moderately from 92 in September and down considerably from 141 in October of 2014.

Lise Howe Hi, sorry for the delayed response!  I relocated to Maine on August 31 and go back to NY when I need to for work.  I do mostly seller work/listing now and refer my buyers to a colleague, unless they really only want me.

Question from curiosity- are you only marketing to sphere now in NY or are you marketing as though you were still living in NY just as you did a year ago.

Lise Howe I try to do both markets but as you can imagine it's tough positioning yourself as the go to guy for two different states.  I have a completely different website for both states and share states on Zillow, Trulia, and Linked In.  Realtor.com is still NY.  I'm trying to get my business going in Maine, it's a tough market to break into
