I had buyers in town from Kansas over the weekend who need to close in the middle of January due to a job transfer. The requirements that they had for their next home could not be met by any home currently listed in the MLS. My suggestions was to go with two out of three. What were the three things they wanted?
- Williamson county schools
- 4 bedrooms
- a $250,000 maximum price
Their options were to give up on the school zones and go into another school district that had homes in their price range, or raise the maximum price they were willing to pay, or buy a smaller home. My guess is that they will have to raise the price by 10 percent. They really can't live comfortably with less than 4 bedrooms, and if schools matter, Williamson county is by far the best choice.
So they have to decide on which of the three requirement are the least important, it's a decision that many buyers will face this year.
