Camas WA Homes Sales Showing Seasonal Slowing For October 2015
Nearing the end of 2015 Camas WA Home Sales are now clearly in the seasonal slowing phase. These are October's 2015 highlights:
- Prices Indexes have moved Upward, with the 3-Month Moving Average Up 4.89% (October. 2014 vs. October 2015); while the 12-Month Moving Average went up 9.27% for the time-period-comparison.
- The Inventory level for Resale Homes is down to 2.3 Months - definitely a "Seller's Market" and slipping 0.3 months from last month.
- Approximately 49 Resale Homes closed in October 2015, compared to 61 Sold in October 2014; quite a decrease from last year, but up from last month. So far this year 93 or, 24.0% more homes have sold than the same year-to-date interval in 2014!
- REO/Bank Owned property sales were 4 units (8.2% of total); up from 2 (3.3%) in 2014.
- Short Sale /Pre-Foreclosure property sales were 1 units (2.0% of total); down from 2 (3.3%) in 2014.
Although the current inventory level of 2.3 for Camas is higher than we see in Vancouver and Clark County, this is still a shortage of resale homes on the market.
The level homes in the Distressed Property category (Foreclosures and Short Sales) has returned to a reasonably low level.

Camas Resale Home Sales - Units Sold Trend October 2015
The Unit Sales were quite strong this year, and now we are seeing the typical quick drop-off in sales. The decreased unit-sales will likely show downward direction for the short-term until early next year. .
Average Home Sales-Prices (chart below) are showing the short-term seasonal retreat while the long-term trend has a moderately positive slope - in our opinion a good sign.

Camas Resale Home Sales Inventory & Days on Market - October 2015 The top snip shows the quick drop Unit-Volume starting in September, from the June/July/August surge.
The second snip shows the recent month-by-month slide in the average sales price. Curiously, the average price for the newer listings are at the highest level for the year, whereas the actual sold average is almost at the lowest level..
Snip number 3 shows the brisk nature of the sales and Days on Market in the Summer, with quite a slow down registered in October.
