Does it matter what the outside looks like if the inside is in mint condition?  The exterior is what a buyer will see first, They will drive up and judge within a matter of seconds if they want to go inside or not. On this Manchester NH area executive style home, the sales price will be at or just over 1 Million Dollars. So why in the world would they have a mailbox that looks like this?

 

Sitting back far off the road the mailbox is what you see first. Next is piles of leaves and what is left of their flower garden, brown, limping plants swaying in the breeze. Go down the driveway and the old for sale sign is laying next to a bike and the lawn mower. I was starting to answer my question why this home did not sell when it was listed with the big time big box agent.

 

The inside of the home was gorgeous. Mint condition, neat and clean. The outside was indeed a disaster. The home owner asked what i could do that no other agent could do? The secret to this home selling, is doing what their old agent did not do, and that is telling the home owner the hard truth that the exterior of the home scares off potential buyers before they even get inside.

 

I was not sure how they would handle it and their reply was a blank stare. Followed by the husband blaming the wife, the wife blaming the husband, the husband blaming the kids and the wife blaming her mother, Often times a listing agent doe snot just list a home but is a referee, umpire, counselor, handy person and magician. In the end the seller thinks he can sell it himself without doing anything. The wife told him he could not sell water to a person in a desert. She told me"I had to list the home, that tow of her friends recommended me." The husband though "needed time" he said. As i left my phone rings and it was him telling me if i take his side, i can have the listing. In the end he asked me to come back after Christmas when they can get serious about selling.....

Scott I've seen this before in country homes.  The mailbox area can be up to a mile away and by the time you drive up to the home through the woods and a curved road - it's got a major WOW factor close to the home. Apparently this one didn't. Good luck with the boxing match!

Hi Scott --- an old mailbox, an unkempt entrance along with the previous for sale sign next to a bike and lawnmower....

Regardless of price -- first impressions matter and it seems that either they didn't listen to the listing agent or he/she didn't convey the importance of getting this right from the start.

I've heard that it takes only 7 seconds for an impression to be made, Scott Godzyk .  Good or bad.  Real serious consideration has to be made as to what a potential buyer's eye might see in that 7 seconds.  And of course, then it must be addressed ...
