One of the biggest issues I usually have is missing items that should have stayed....or that people think should stay.

When we write a contract, I make a very detailed list of what is expected to be left behind.

Many clients think I am crazy but sometimes we miss something and then they realize why I make such a list.

Yes, some stuff is automatic...But for me, I write it out anyways...no questions about it that way

 

I have seen places stripped of all planted flowers

Planted flowers gone? I have not seen that. I have seen listings that say certain plants will go, but never just have them show up missing.

Fortunately, in NC the contract really spells out what stays or doesn't stay and so do our listing agreements if things that are considered fixtures in NC contracts don't remain. The number of issues I see due to this is negligible these days.

I have seen people take shrubs and mail boxes...I am very clear in offers and in listing instructions for the seller

I include most anything and everything on the sales contract.  I always ask the buyer if there is anything there that they definitely want removed too.

I have seen sellers remove plants , however they are tagged or excluded in the conveyance addendum.

I had the same clients who dug the plants out and more. But we ask them to fill up ADM for excluded items as early as possible to disclosure and not to have any issues with buyers.
