The Home Inspector 'Said So' is a misstatement on this home inspection recently.  Now depending upon your hearing and how you interpret the written word, the buyers did not interpret the prose as the sellers' agent did.  And truth be told, the buyers' agent was nohome inspection report issue in ri real estate help since she did not seem to read the inspector's report at all.  When you have an agent who does not sort out the maintenance items from the deficient items, it is very hard for the buyers to figure out what they should ask for being repaired from sellers.
 
I know, I have been there in my early stages of life.  Gee, give me everything or give me nothing depending upon whether there are multi bids on a home or the buyers dig their heels in.  Representing buyers well takes a bit of effort on a real estate agents part (it should at the very least).  Culling through the report and helping to put things in perspective for buyers is an integral part of our job as good buyers' agents.  If you are not doing it well then you are not serving your clients well!
 
In this particular case, it was very disappointing to see an agent just constantly forward the buyers' emails to me with the words only.  'See what the buyers say' !  Really because I do not represent the buyers and are not getting paid to do your work.  A bit of fuming was going on in my head in RI real estate.  
 
The home inspector is a fair inspector.   However, he had recently changed his inspection report (probably due to a 'situation' with a buyer) and no longer identified maintenance items from deficient items.  Oh dear.  The buyers' agent really had to do a bit of work to assist the buyers.  The answer result: well they want everything fixed in the home inspection report!
 
What do you think happened in this situation?   There is always a compromise when someone is getting a home for a fair price.  It takes work from both sides of the transaction.  Remember this when you are buying or selling a home.

Ginny- a neighbor of mine in Houston lost a sale because of a report the size of a small phone book.  She took her home off the market and relisted it about a year later.  The original buyer came back, after rethinking the report and put in another offer. , but alas too late.  She sold to someone else.

Ginny getting everything in a Home Inspection Report fixed is as likely to happen as a pig flying.  Seems to me this Realtor was not very interested in doing her job in bring the Buyer down to reality.

Deciphering what the buyers want can be a bit challenging especially when you have buyer's agent that isn't helping.
