Well, here goes it. I guess I am entering the world of Real Estate 2.0...jumping in feet first! I am excited and nervous all at the same time, about this venture. I will just start by talking about my past few days.
Yesterday was spent running all over Centre county on showings. I had clients in from Delaware who are looking to purchase a home, but need to sell their home first. We found lots of options for them here, and they are excited about the move. The market in their neck of the woods seems to be a bit slower than it is here. They have done two price reductions $10k each and have proactively had all of their home inspections done as well as an appraisal. Both of those things should be very appealling to buyers. That is a great way to show how motivated you are as a seller. I think at this point these sellers have done everything they can to put themselves ahead of their market I'm sure the right buyer will come along for them soon.
After showing them around the Bellefonte area, just north of State College, I had to meet a first time home buyer at a property in Howard, Pa, just beyond Bellefonte. (I put my miles in and used plenty of gas yesterday!) This is a young couple with a baby, looking to purchase their first home. The house is a double wide on a foundation. Excellent condition, new roof, nice lot, two car garage and shed. The home however was built in 1975. According to her lender for the home to work with the first time home buyers program, it can not be built prior to June of 1976! Can you believe it! This is the first home we have looked at that meets all of the other first time home buyer requirements, and wouldn't cost them an arm and leg to fix up, and it is six months too old for the program!!! Fortunately, I know of a very reliable lender with great financing options for manufactured homes, who,it looks like, will be able to help this young couple out!
