When it comes time to lower a price on a listed home, At what percentage should you reduce the price. Love your thought process here.  Your price reduction should correct however overpriced you are.  Remaining overpriced isn't really helping the situation.

Congrats on that post!  Lowering the price is a sensative issue.  I would say that if all other aspects of the home are appealing, if not sold in five months--the price is the issue. Buyers don't see the value.

When I list I tell my homeowners up front, after 21 days or 12 showings we need a 3% reduction to reach down into the next price range. Also, in our area the

time of year will effect timing but not the 3%. They are ready when the time comes.

Scott, thanks for sharing this. Price reduction is a very sensitive yet often needed event. It should start with the listing presentation and a careful look at the CMA. I like to see how realistic the Seller can be. If they are going high, I limit the listing price to 10% over with a built in price reduction schedule. If they can not agree I will not take the listing.

Every Listing must be looked at on its own merits.  The market is constantly changing and we must stay abreast of the direction sales are taking.  When one of my listings are not getting showings after a few weeks it's time to reassess.  If we are getting lots of showings but no offers, it is also another reason to stop and reassess.  The first place to start is a CMA (market analysis) to see what has been happening in the past 4-8 weeks.  And then reduce accordingly.  Rarely would I not reduce at least $5,000 or more -- since the buyer's price criteria is usually done in increments of $5,000 and $10,000.

I wish I had a magic wand right now.  Got one cash  offer on my listing 2 months ago, too low.  My  price was based on an appraisal and a previous sale of the same model.  The market in our area has changed dramatically.

Pricing has always been tough for the sellers. Human nature to want the most. That emotion more often than not gets them into an overpriced situation where they chase the market and never catch it on time. They must have full confidence in their agent AND listen to the advice on pricing. We have the advantage of showing buyers homes, watching the reactions from the buyers and ultimately what it sells for and how long it takes. If they have faith in you they will come out ahead.

That's right...there is no magic number for reduction. Need to be realistic if you want to sell. Ask a Realtor for comps and reduce accordingly.

It really comes down to how far off they were when they first put the home on the market. Sometimes a simple 1k reduction can spark more interest but other times it takes a major 5k-10k price drop to generate showings.

It depends on how many homes in that price point. Sometimes a price reduction doesn't change the results or placement with others in the MLS. It's a tough call to say a %.

It's good when a seller just calls & tells you to lower the price though.
