Sellers – you need the right broker and “this” person.

I was out showing houses over the weekend. First time buyers all pumped up and ready to buy.

They didn’t make an offer on any of the houses we looked at.

The sellers had probably engaged good brokers to represent them.

But the sellers had failed to hire “this” person.

Who is “this” person?

It is a professional handyman.

Now before you say you can do it yourself, please note I said “professional” handyman. (Could be a professional handy lady)

My buyers saw things that were kinda, sorta, almost fixed. But they were not fixed RIGHT!

What was almost right wasn’t right enough.

And so the excited buyers didn’t make an offer.

Next weekend other buyers will look at those same houses and most likely have the same reaction.

David Gibson I see a lot more of that work when my Buyers ask me to show them a FSBO. For Sale By Owner people can fix anything.. heck, they don't even need a Realtor!

Sellers sometimes don't seem to think that buyers will pay attention to these things and that it DOES make a difference in how they view a home. It usually means either a much lower price or buyers moving on to something else

I often sell homes to folks when things need to be fixed. The lower price without the repairs sometimes justifies a buyer fixing it.

Buyers can see when things are not fixed properly and they often move on. If the things they can see aren't right, they just assume the things they can't see must also be faulty.
