Flipping,
Everyone has seen the shows and wants to try it but, they do not know how to get started. I have been doing real estate for several years now and didn't know how to do it. I wanted to get into flipping, I didn't know where to start. It can be imtimidating. Once you have found a property, is it a deal? How do I buy it if it is not for sale? What is flipping?
First, most people think that flipping is buying a home and fixing it up and then putting up for sale. That is actually fix and repair investing. Flipping is buying a property and selling for someone else without acutally working on the property. This could be to another investor who wants to do the work or someone who just wants to live in the property and do the work themselves.
I found that investors are a quirky group. They speak their own language (hard money lender) and do things differently. I also found that they are more that willing to help someone get started. They love real estate and some of the challenges that buying and selling real estate brings. I thought they would be very stand off-ish and trying to hoard the way they find deals and what to do with them. That is the exact oppisite. I have yet to meet an investor who was not more than willing to sit down, have a cup of coffee and answer any questions you might have. It seems there are more than enough deals to go around.
Well I have found a home to purchase, with another investor, and am ready to take the next step.
