Debbie, I wish I were the selling agent too!  I've only had 3 cash buyers in my 8 years.

Donna - The majority of our business is cash or 1031 exchanges. However, I have had cash buyers back out. That has happened twice in my 6+ years. Odds of something going wrong are slim -

Even though you don't have the buyer, it's still exciting to have something go under contract so quickly. You priced the property right and your presentation was great!

Karen, Yes, it's been a great transaction.  Only some slight "drama", and there is still over a week until closing, but thus far, not too shabby.
