Websites Don't Sell Real EstateI was talking with a Realtor® last week who said he has never had a website. His way of doing business had always worked for him in the past, so he didn't see a reason to change. His expertise expands 25+ years. He's extremely knowledgeable and has an extensive track record of successful sales and happy clientele. His business had been in a slump for awhile, though, and he couldn't figure out why. Then, he received a phone call from a prospective seller who said he had come highly recommended. However, when the seller found out that Mr. Realtor® didn't have a website, the conversation died. Understandably, the seller wanted someone with an online presence.

 

Websites don't sell real estate, you do. However, they are a mandatory marketing tool. They are your curb appeal and your online storefront; available 24/7. They provide an opportunity to showcase your expertise, provide answers to buyer and seller questions, promote property listings, instill trust and a lot more. Maybe the most important reason of all...today's buyers and sellers are starting their search online.

 

Most real estate providers give you a basic set-up with pre-written content and an IDX feed. There are other website designers who create custom websites that are unique to you. Whatever you have, everything from the design to the content should speak to who you are and what you have to offer. Proudly set yourself apart with your own branding and personality.

 

There are many ways to drive people to your website; newsletters, social media, blogging, personal contact, email blasts, online and offline marketing, etc. In return, your website is an effective vehicle to drive people to online profiles and networks you belong to; Active Rain, Facebook, LinkedIn, Pinterest, Realtor.com, just to name a few. All of these networks give you an online presence and afford a way for prospective buyers and sellers to "check you out" prior to contacting you.

 

Even though websites don't sell real estate, every aspect of your website is important; load time, layout, content, lead capture. Think of your website as the hub of a wheel with the spokes going to and from social media, networks, blogs, online marketing.

Get everything working together for the biggest success. Then, your website will be a great resource and YOU can do the selling.

I think having a website is good, but I also believe it has a lot to do with the company you are with and the area you live in as to whether it is necessary or not.  I had a personal real estate website for about 7 years.  Although I enjoyed having it, out of 7 years I only had one client who contacted me because of the site.  I gave the website up in 2014 and have not noticed a decrease in activity or sales.  Truly, I believe it has to do with the area we are in.  There are some places in our county where you can't get internet still.  We do have a great company website and have been the number 1 real estate company in our area for several years now.  The gentleman who handles our marketing is great with SEO and all of the other things that are involved with websites and has done an excellent job of keeping our site #1 in our area.  If I were in a larger market where I had to compete with a lot of larger real estate firms or agents, I would activate another site.

As I'm sure you realize, putting a website online isn't going to bring in prospects.  Your online presence involves a lot more.  As I mentioned in my post, there are many ways to guide people to your website.  It's up to you and/or your web designer to add lead capture opportunities and content that is valuable.

It's great that your company has a super website, but if you are an AGENT of that company, I would think you want to stand out over the other AGENTS. You are still in business for yourself and in competition with them. And that's where your own website comes in. Just my 2 cents.

As important as a website is to realtor to provide information about the listings, it is also important to have beautifully staged properties that show well in the online photos. I have found that most of the realtors in my area of WV do even have the homeowners pick up the clothes, put away the dirty dishes or even put down the toilet seat. If I were a potential buyer, I would certainly move on to the next house when viewing online photos. I remember years ago when my mother got her real estate license, she said she didn't like bringing people to look at other people's dirty, messy houses. Now I am a certified home stager and know exactly what she meant.

Agents better get used to the idea that the current and upcoming generations are all online. If they can't find you on the internet you don't exist to them. Like it or not that's the way it is.

Hi Brenda - You made me laugh.  I design custom property flyers and am amazed at some of the photos I'm given to work with.  You can't make dirty dishes and strewn clothes look good no matter how hard you try.

Good points. Websites and promotional emails both need to be optimized for mobile viewing.  It's no longer acceptable to not have a website that doesn't automatically format itself to whatever device it's being viewed on.

I suspect that real estate is uniquely suited to Internet searching and marketing.

That said, there are many consumers who don't use the Internet and many businesses that thrive without it.

Of course, when there is a match, business flows.

Hi Lenn - Yes, people have to use whatever marketing works best for their area.  The 2 biggest downfalls I've seen:



  1. Set it and forget

  2. No marketing that leads prospects to your site.

I agree, websites don't sell real estate but they are a great marketing tool for you and your listings.  Key thing is they are free of restrictions!  Want to say walking distance to a Lutheran Church but your board won't let you say "walking" in the MLS because it might offend someone who can't (a former rule of my board), you can say it on your site!

Hello Pamela, it took me many years to realize this, and like you say there is many ways to drive traffic other than our personal websites. I've tried many in fifteen years of real estate and keep it simple now.

I've spent a bundle on websites over the years.   They don't get me clients, I do when they call for additional information.   As my husband always said "If you can get them on the phone with you, they will do business with you".   He says I have a special way of communicating with people that makes them want to do business with me.   If I get the calls, the website is working.

If websites sold homes, then I would never have to show one.  A good Website does bring interest and the desire to establish a relationship with the company.  In my opinion.

I am the only agent in my area with a "real" website. Other agents have sites that are a template off of their main office site. I also have an IDX feed and one of the biggest sellings points to sellers is when I can tell them I have a website where you can search real estate and your home will be featured on the front page. No other Realtor in my area can say that, nor can they say that buyers will have a reason to come back to their site, but I can!

Sounds like you've put together a winning formula.  Buyers are coming to your website to see listings.  Being able to show sellers that you give their listing prominence is a great move, too.

A website is a necessary tool in our tool box.  I know I am reluctant to deal with a service provider in another profession when I cannot locate their business online presence.

I agree with you.  One of the first things I do before contacting someone is to Google them.  Buyers and sellers don't have to be tech-savvy themselves to know that an online presence is a must.

Pamela, having online presense is a must, we have to be creative on how we drive traffic to our websites and capture leads. It's not that difficult to get the leads, what sets us apart is the follow up.

Sellers want  someone who is tech savvy.  It makes them feel more secure about the export their listing is getting.  Even if an agent isn't tech savvy, they can hire someone who is.
