Hello ActiveRain!  I wanted to share a recent experience with my fellow real estate agents to see if you can relate....

 

I had a great set of pre-approved homebuyers.  We finally found a property that they could see themselves starting their family in.  It was beautiful.  Turn-key ready.  Staged with all of the latest "pottery barn" styles of furniture and accessories.  From first glance it looked like the agent had really outdone themselves.  I knew I was going to have to opportunity to work on this transaction with a true professional.  Wait....where is the disclosure packet that is suppose to be left at the property at all times?  Not here?  Honestly, it wasn't too big of a surprise.  If I were to show 10 listings today, maybe 1 would have the disclosures on site.  And that's a big maybe. So, I gave the agent a phone call.  No answer.  I left a very polite message saying that I needed the disclosures faxed to me ASAP, as it looked like my buyers wanted to proceed with an offer to purchase.  It ended up taking this agent 2 days to get the information faxed to me, with numerous phone calls by me to her office, cell, and emails to finally make the difference!

In the meantime, we found another home.  Here's the lesson.... listing agents, please have all of the information ready to correctly receive an offer for your listing!  Being unorganized not only is a HUGE key as to how you run your business, it could very well in the end cost you a transaction, and muddy your reputation!

Great post...here in Houston we can put all the required disclosures online in the MLS...about 1/2 the agents do so...what a shame for the client they REPRESENT!

It is a shame for the clients.  They generally have little knowledge of the disclosure information that savvy buyers will insist on viewing prior to making an offer to purchase.  It's such a simply thing to provide.  It just takes some organization and good work ethic!  Thanks for your comment!

It amazes me every day how agents stay in business and do not provide quality service to their clients on a regular basis!

Krista-  Bummer that they missed out!  Our system luckily gives you the option to put them onto the MLS or the office manager has ability to fax to you.

You're ahead of us on that one!  I actually called the listing office to have them fax it to me.  They don't keep the files on hand, so that left me waiting on the agent.  I know my office keeps everything, in case something like this were to happen.  This also goes to show not only the difference in agents, but in their offices too!

Krista - In our MLS here in S.W. Idaho we add the lead base paint disclosure (if applicable), sellers property disclosure, plat maps and utility information to every listing the MLS system.  This way when an agent views one of my listings all they have to do is click the documents tab and there are all the forms in PDF format to print out.  I understand most of the MLS systems around the country now have this service.  Too bad if yours does not...it would save a lot of headache and hassle.

Krista, Great post.  I'm glad you were able to find another house for your buyers, and what a shame for the seller.  Is it possible that the agent had the disclosure in there and someone took it (maybe by mistake)?

We usually leave several copies of the disclosure so they are left at the home for potential buyers to see

Good point.  I've never seen disclosures left in homes in NC - I'll have to check with an agent and see what the rules are here.  But excellent point on response time.  There are enough homes to choose from right now that it's easy for a buyer to move on if they don't hear something back quickly.

I always leave at least 6-10 copies of complete packets of disclosures and other information for buyers and their agents to take when they are interested in making an offer.  This way nothing is missed and we're ready to receive an offer when someone is interested.  Thanks for all of the comments!  Response time as a listing agent is crutial in a market that is favoring buyers!
