Who wouldn't want to rent to own a newer luxury home at more than half off market rents. What a great deal or is it? When the police call to say 3 families are at one of my vacant bank owned listings ready to move in, can i get over there to clear things up. I smelled something wrong. All i had to hear is "we saw an ad on Craigslist for a rent to own home at half price to any family willing to care for the home."

 

How can people not know about this rental scam that as been around for way over 5 years? Who would rent a home without seeing the inside? and... who would wire money overseas without seeing said home or without signing a lease?

Richard (#23 above) mentioned corporate buyers who bought "subject to", then collected rent but never made any mortgage payments.

I have heard of some folks who just break in to a foreclosure property, change the locks and rent it out. They collect rent as long as they can,  and then just walk away. 

Sometimes no one complains. The neighbors like the fact that the house is no longer vacant, the utilities get paid, and some one has a place to live for a while at a good price.

Renters get scammed because they are often inexperienced and do not know how to check things out. These scams will stop only when someone goes to jail. The CEO's of corporations that scam should not be allowed to hide behind the corporate veil IMHO.

ah oh, I remember when my daughter was looking in Washington DC for an apartment. She sent me one listing that looked like something you would find in a penthouse in NYC. Hmmm.. all for $1000 a month. If it is too good to be true, it is too good to be true. Scam indeed!

I recently had a rental listing in my area which was priced correctly for the market. I had someone call me all excited about the "great price." As we talked I found out he saw my listing on craigslist for a third of the price. Um... no, that's not the right price! He already knew that since he had called the person in the Craigslist ad, "Reverend Jim" and was pretty sure it was a scam.

Google search has given the world amazing power.  The internet gives credence to something being valid when in fact it is just made up and wrong - - and illegal.

 

I had a "potential buyer" make an inquiry about renting a home and what I thought of the rental.  When I did research I informed her the home was in the foreclosure cue and when it was sold she would possibly be given a short amount of time to vacate and she would lose her "security deposit" which was thousands of dollars.  She rented it anyway.  I asked her to keep in touch but who wants to to cop up to not taking your advice.

People are sometimes desperate to find a home for their family....I almost understand their failure to spot a scam.  Need...sometimes spelled GREED, will freeze your reason and make you do silly things.  Sad for those who get caught in that web.

I had one of my rental listings scraped on Trulia and found out when one of my legitimate potential tenants told be that it was on Trulia for $500 less than I told her.  Contacted Trulia and they were able to remove it.  Unfortunately, buyer beware is still the law of the land.  It's so sad when people fall for this.  Desperation is part of it - we all want the best for our families.  Thanks for putting a blog about this!  Reblogging!

Tenants need to check deeds as well to make sure there is no foreclosure activity going on as well, this has been an ongoing issue too - research is important and more importantly to deal with a real estate professional when it comes to buying or selling or leasing!
