This is the Wilmette IL Real Estate report for December 2015. Compared with some of the other communities Wilmette IL has really great stats even in the holiday season. The change in new listings for all properties is up 10.3% for the period as compared with one year ago and we have 17.4% more closed sales in all types of properties plus a 22% gain in inventory of homes. Pretty surprising but Wilmette is one of the favorite North Shore suburbs.
To break it down further, for single family homes during this period as compared to 2014 we have a 35% gain in new listing for single family homes, a whopping 90.9% gain in under contract listing of single family homes and 15% more closed sale of houses. An interesting figure is that we have a 8.9% loss in the average sales price for homes in Wilmette. We went from $1,016,100 to $925,826 in December of 2015 vs the same time last year folks.

To look at the condominium sales for this period we have 44.4% less new listings of condos, a 133.3% gain in under contract listings of condos and a 33.3% gain in closed sales for condos in Wilmette. The average sales price for Wilmette condos in this period as compared to last year is up 169.2%. I want to note that there are not many condo sales in Wilmette so the figures are not based on huge numbers. There just are not many condos or town homes in Wilmette IL. That will change soon.
Wilmette with its cobblestone, tree lines streets is known as a bedroom community and one of the best places to live. I hung out there as a teenager and have fond memories. With Gilson park beach and the New Trier school system making Wilmette a sought after community to raise a family.
