Do You Use All the Tools at Your Disposal?

ormond beach condo for sale
Hello, all my fellow REALTORS, mortgage brokers, title companies, home stagers, and all bloggers who are looking for ways to make their blog posts more colorful, refreshing, interesting and/or professional! This post is going to be an open-ended, shared information blog.

There are so many

that it's next to impossible to keep track of them all. And we really don't need to track them all. We just have to decide which ones best meet our own needs and the needs of our clients.

I'm going to start this post with the sites that I personally use, for my own business. Then I'm going to ask that in the comments, you weigh in on the tools I'm using and let me know if you have something that you believe is better. Or just share the sites and tools that you use. This way we can all check out the sites and tools that have been shared, and choose the ones that work best for us.

One more thing. I prefer FREE sites. Free is good! <:o>So if you know of, or use any free sites, please indicate that the sites or tools you're sharing are FREE!

So here we go. My personal web site is hosted through Agent Xsites AKA Alamode. I'm aware that there is a lot of controversy about sites with frames. But we all work with budgets, and choose how to allocate our funds. The benefits and features that come with my site, are included in the packaged price of about $300 per year. That includes hosting! My site also has a blog trees and landscapingincluded, but I don't use it since blogs with frames are not seen by search engines, at all!

Next of all is my real estate video site. My real estate videos are hosted primarily through WellcomeMat. I do have an account with Vimeo also, (I used Vimeo to host my Active Rain contest video) but you'll quickly notice that WellcomeMat is the home base. You can embed your WellcomeMat videos in your blogs, and you can place mini video widgets anywhere you like. There are way too many features to address about WellcomeMat, so I'll let you browse through on your own. But they do have a points system, so if you're feeling generous, leave me a comment, asking me to actually invite you, and I'll do that =)

It's unnecessary, but it goes without saying, that Active Rain is a large part of my online real estate marketing plan. I've received MANY leads through this site! And then there's always the camaraderie.

My HTML listing flyers are created and hosted through Postlets. Every time you see an HTML flyer in one of my blogs, it was created through Postlets. I am using the free version, but they have very affordable plans that will allow you to upload more photos, and attach videos. Here's a blog with a full-size flyer. The previous link held the large-sized widget.

Now for Trulia. All of your listings are probably already there, since most brokerages "push" their listings to Trulia. But have you filled out your personal profile there? I have. You can view my Trulia real estate personal agent profile here. And you should frequently answer questions on Trulia! The customers are asking questions. Theyponce inlet nature trail need answers. Why not help them? You never know. You might just find your next buyer or seller, by helping. Just be sure to read the rules first! No spam or unwarranted soliciting!

And how about Zillow? Regardless of how you feel about the site, your customers are using it. So you should probably at least know as much as they do. And it would be even more in your favor, to fill out your personal Zillow profile as well. Here's me: Lisa Hill's real estate profile on Zillow.

And of course, we can't forget about Twitter! It may not be a way to find new clients, but it is a great way to keep in touch with other helpful real estate agents. Or you can just use it for a little hobby and some fun. And of course, it gives you a great little widget to place on your blogs... just look to the right of this post.

One of the best tools for tracking all your blogs, and meeting new people, and staying in touch with your online friends is MyBlogLog. You've probably seen the widget on the side of a lot of Active Rain blogs. Just look to the right and you'll see mine.

The next tool I'm going to mention was not created from a professional standpoint, but I like the results, so I use it on my blogs. It's a photo presentation called "Rock You". You can change the sizes of the photos, choose your display style, speed, shapes and even add music. This is my entry for the REALTOR LIFE group, photo contest. sunsetRock You has a lot more to offer as well, but I've only used the photo presentations.

Another FANTASTIC tool for generating business is a graph. Adding graphs and charts to your blog posts makes them look much more professional. I use Microsoft Power Point, but I believe Google Apps has a graph/chart tool as well. If anyone is aware of a way to make online graphs or charts, please tell us about it in your comment!

I can think of MANY other items to add, but I'll leave some of these off the list, and let those of you with more experience, provide the details. So last but not least, I'll include all the sites where I add my blog posts.

WordPress, Blogger, Bloglines, ActiveRain.

Oops. I guess those weren't last. I just remembered the web sites that used to be offered through www.planetrealtor.com, before they changed the site name to www.floridarealtors.org. I'm not sure if anyone is using these sites anymore. I wouldn't even know how to access it if I hadn't bookmarked the site years ago! But since I have original link, maybe you can build your site from there, if you want one. You never know if it will come in handy. I know it used to be used as a means of referring in the pre-blogging era.

Addition!: For everyone who's asking about the border and header, click on the button that says "Designed Using the Active Rain Blog Customizer". Pick your colors, or use a full background pattern. You can add your logo to the top as well. But you have to re-size your logo to the proper specifications. You can download a template if you need to and use Photoshop to make any changes =)

Lisa:  Sometimes I wonder about having so many sites, and so many different avenues available to us... that being surrounded by so much... we could easily lose focus.  You sound like you are different.  After reading your post... it sounds like you really are in control of all the tools.  Good for you !

04/23/2008 12:46 AM by Fort Worth Real Estate - Karen Anne Stone (RE/MAX Trinity)

Thanks Lisa for the tools, gagets ect... I'm just rearanging my web site and I think I can use some of these ideas.

04/23/2008 12:46 AM by Scott Barr soldbybarr.com (Keller Williams)

Lisa.....thanks for sharing the great ideas.  I am looking forward to implimenting some of them.

Hi Lisa,

WOW!  Great information!  Thank you so much for sharing.

Hi Lisa, interesting post.  Love all the great sites out there, and all the new ones that seem to evolve every day.  Appreciate knowing what works for you.

Hi Lisa, no I'm not using all these tools yet.  I'm taking it slowly and mastering each one, one at a time.  I'm working on it!

04/23/2008 04:02 AM by Georgina Hunter Maui Realtor (Jim Sanders Realty Inc. - Maui)

I am echoing Georgina, in that I need to master some tools before I begin using them more, and most of my studies at this time have gone into improving my static site. I do like going to Sourceforge to find free programs like The Gimp Shop for my photo editing (I just need to work with this more and my photography to begin including them in my posts). I will say that in our world of wanting everything quickly can cause people who use a dial up modem to leave our sites before all of our widgets wow them.

04/23/2008 06:03 AM by Frank Schulte-Ladbeck (Frank Schulte-Ladbeck Professional Real Estate Inspections)

I just need an extra couple of hours in every day to keep all of this stuff straight.  Maybe instead of daylight savings we could have 28 hours per day.

I use a lot of different things in my advertising but I need to learn more. Like one thing I would like to know...how do you make your AR background a different color like you have?

04/23/2008 12:46 PM by Karin Cunningham (Prudential California Realty)

A post like this is long overdue - thanks Lisa, for all the great resources!

I'll second your vote for Twitter & MyBlogLog - they are each simple and take very little time (MyBlogLog pretty much does all the work for you, and Twitter is a GREAT source for current industry news, cool blog posts, and fun chit chat).

And now for the sharing part of the comment: ClassifiedFlyerAds.com offers listing flyer creation and syndicates to over 25 online real estate directories. Other features are Single property websites, free widgets, blog profile page, and many flyers rank on page one of Google.

Thanks again for the great post and I'm looking forward to seeing what others have to add!

I use www.sawitonline.com for my html and through my www.listingdomains.com websites per address.

I haven't been able to find the widget for myblog log to put on my sidebar. It's probably right in front of me.

Lisa - great job  and well written. I love all the great info I get from AR. It takes time to build up our technology sphere, whatever, and you seem to be doing an awesome job and love that you are sharing with the rest of us. I just got into postlets.com and am really proud that I figured them out (thanks Bob). So, I am looking forward to trying out some the great stuff you mentioned. Feel free to invite me into Wellcomat for more video info. Thanks so much.  Terrie

Lisa:  You did a great job of putting together this wonderful informational piece.  I hope that you post it where all of the new "Rainers" can see it.
One thing I would note is that your website could be doing more for you in terms of search engine placement.  The frames are holding you back. You could upgrade to Point-2-Agent for about $60 a year more, including host and unique URL.  It is a template site, easy to use, has syndicated advertising for all your listings (using unique URLs for them), has a BLOG that search engines seem to find easily and has an automatic link exchange with other top P2A websites.  I have been on P2A for about four years, but it is only since I joined Active Rain that I have started getting Real, Live, Honest-to-Goodness PROSPECTS from my website, due to aggresive SEO.  I've been a big dummy.... didn't know how to make it work for me.
Best of Luk to You...and keep up the blogging!

Thank you for sharing!  Your information was just what I needed and the time I needed it most!   I am so new at this I don't even know HOW? to bookmark you or to see the answers to questions asked in comments.   I appreciate your openess and would bet that character trait brings you many repeat customers.  If I ever have a referral for your area (and may since we're not that far apart), I will definitely send them your way.

Lisa, excellent blog.

Don't know if anybody else has pointed this out to you or not, but your Trulia link doesn't go to your profile page. It points to http://www.trulia.com/account/settings/, which if YOU are signed in, will take you to your own profile page... but for the general public, they can't see your profile.

(I noticed it because I clicked on the link and it took me to MY Trulia profile)

I have a webhost that costs me under $100/year.  My website is run by a Joomla CMS (opensource and free) and my Blog is running WordPress (also open source and free).  Both have premium template packages... and in both cases I can run them forever without spending more money.  I have about $150 in templates.  I do have a lot of time in them, though.

And no frames.

I'm just getting started with video but have big plans.

Hey Lisa!  As soon as I read your article, I was off either discovering new places or working on my profiles.  Funny how we can forget what services we are using.  It gets overwhelming sometimes.

I had to come back and let you know that I enjoyed this.  I'm now following you on Twitter.  =)

At Lisa's request, here's some info on RSS feeds if anyone needs help with it! If you're in a lazy mood and don't want use the effort to click that link, here it is in a nutshell:

RSS Feed = Continually updated content to your website or blog = better search engine ranking and more interesting for your visitors = more recognition for you! Just click on the RSS button on your own AR blog to paste your Active Rain feed to your own website.

Hi Lisa! I will sound like a broken record and agree with everyone else that this is an excellent post.

Like you, I love postlets.com and Twitter. I think Twitter could lead to clients if we keep it interesting enough. I am currently in the last week before my website designed by AgentImage is complete and I have actively been reading all that I can on how to promote it.

I wish that i had something interesting and totally cool to add to your list but I have been blessed by being introduced to this site and absorbing what everyone else is doing and talking about...if I come up with something noteworthy I will be back to comment on it!

Again, a great post!

04/23/2008 08:25 PM by Misty Thomas, Realtor Crosby, TX (Alliance Properties)

Lisa-I just joined AR two weeks ago and feel totally overwhelmed reading your post...How much time per day to you spend on these tools/your blog/your website? I appreciate that it all is necessary, but every moment I am in front of the computer is one more less I am in front of a customer...uuuggghhh, I need 36 hours per day!  Great information though...thanks for sharing!

04/23/2008 08:29 PM by LaShawn Norden (RE/MAX Central Realty)

Hey Everyone! I'm going to answer a few questions in this one comment. First of all, I learned about most of these sites and tools from right here on Active Rain! If you need help with any of these tools, I recommend that you do a search, right here on AR, and you'll probably find blogs with full instructions.

And in response to those of you who are asking how much time I spend on these tools, once you've learned each one, it only takes a few minutes to embed a widget, video, slide show, etc., into a post. That's why I recommended bookmarking them so you can learn one at a time. Once you get the hang of a new tool, move on to the next one. So overall, I probably spend between a few minutes to one hour a day on technology.

Oh, and one more thing. Regarding videos, here's my secret. I'm a You Tube JUNKIE! I'll let you see my hobby, but PLEASE remember that there are some serious psychos on You Tube! So under no circumstances do I want anyone there to know my last name, or even the name of this site. I've mentioned my real estate blog in my You Tube videos, but I never actually say Active Rain. I have friends on You Tube who have been found and stalked by other You Tubers. So please don't put my life and my daughter's life at stake by sharing my personal information. That being said, here's my You Tube channel. www.youtube.com/biblegirl7

The one thing I haven't really delved into is widgets. So many of them have backdoor tracking that it makes me wonder if they're worth it. I *do* love free things though. For hosting sites there's webnode... it's worth a look as it offers web templates, add-ons, blogging, photo gallery support and other items.

Lisa,

That's a great information. I love trying new stuff and see what works and how. Video is a big challenge for me so far. I also love free...

In my marketing I also use single property sites at http://agencylogic.com - very useful, a lot of very good and long lasting side effects. Try widget builder at http://sproutbuilder.com - you will love it! My last favorite find from Active Rain was Scribbd for Power Point Presentations on-line - this works great!

What a useful topic and very well written. Congrats!

HELP! I admit it - I'm not really techy (yet) but I'm trying to get there. Right now, my main issue is Trulia. I spent a considerable amount of time creating a profile there and putting up my listings. However, my properties status shows "error" and none of them pull up during searches. For the last 4-weeks, Trulia has said they were "working on it." I'm wondering if the problem could be that for the images, I linked them to my http: e-real-estate.com/junewatson site. Where do YOU link your Trulia images from?

Ok y'all. All help would be really appreciated!

04/26/2008 02:02 PM by June Watson, Realtor®, NW Alabama (Real Estate Shoals)

June- Does your brokerage "push" your listings to Trulia? If the brokerage is already sending them, the error is happening because you're trying to duplicate them.  Ask your broker.

Lisa - Great tips and info! Thanks for sharing. I'm bookmarking to come back and spend some time to read more thoroughly. I'll have to work out some time management adjustments to keep up with that many different places, though! (Twitter, Trulia, etc.)
