Will 2016 Be A Good Time To Sell My Mason Ohio Home?
If you've been thinking about selling your Mason home, you've probably been watching the market from the sidelines and waiting for enough positive signs to make the decision to enter the market.
And depending on your NEED to sell your home vs. a WANT to sell your home, 2016 might be the time to make a move, and of course, what is your home worth? For some price points, 2016 might be optimal, for other price points you might be going up against new construction and the challenge will be a bit tougher.
The base factors driving the Mason Ohio market upward are pretty clear:
- Strong public and private schools are attracting buyers
- Quality of life is high, with Mason continuing to rank highly in Money magazines Best Places To Live lists.
- Affluent bedroom community with ready access to Cincinnati and Dayton metro areas
- Parks, dining, shopping and entertainment are abundant
- Interest rates for home loans are still among the lowest in decades
- New construction has returned in full force, but frankly for a regular single family home finding new construction priced under $400,000 with options is bordering on a miracle (unless you have a MASON mailing address but a different school system).
We've been tracking the Mason Ohio real estate market and providing monthly status updates for years, in particular providing sales quantities and median prices (see charts below):
As you can see, the last few years of performance have been strong, and getting stronger. More often than not, the median prices for a 2015 month beat the previous years' median prices for the same month.
Another key factor as we mentioned above is price point. If you're going head to head with new construction, many buyers are inclined to go new over "used". However, if your home is a below $400,000 home, you're not competing with new construction and in Mason's "sweet spot" as a seller. And the sweetest of the sweet spots are newer homes (under 20 years old) in the $200,000 to $350,000 price range, particularly for 4 bedroom homes and if you've got a 3 car garage even better. Homes fitting this category are among the most in demand and the quickest to go under contract. Multiple offers are not unusual if the home is fully up to date and priced well and NOT on a main road or have some other negative feature.
