Three bedroom homes are by far the most common with buyers in the Cedaredge area of Delta County. This report covers the small mountain communities of Cedaredge, Austin, Eckert and Cory...that is collectively known as the Surface Area. The report also includes manufactured homes. Just for fun it also includes three bedroom cabins on Grand Mesa. 

There is something for every buyer. House sizes and styles vary and you can choose from an in town or out of town location on acreage. 

Here's a look at the current active listings:

• There are 61 active listings.
• Prices range from $30,000 to $185,000.
• The average listed price is $275,856.
• The median listed price is $249,900.
• Here's a look at last month's report. 

Here's a breakdown of the inventory by price:

• Under $99,999...four listings.
• $100,000 to $149,999...four listings.
• $150,000 to $199,999...11 listings.
• $200,000 to $249,999...13 listings.
• $250,000 to $299,999...nine listings.
• $300,000 to $349,999...seven listings.
• $350,000 to $399,999...five listings.

Overall the Delta County real estate market is looking good. So far in 2015 there have been 682 sales compared to 525 over the same time period in 2014. That's a 30% increase. Overall the dollar volume of sales is up, too. In 2014 the total volume of sales was $98 million for the first three quarters. So far this year the total volume is $126 million and that's a 28% increase. The real estate market in Delta County has really shown some great improvement in 2015.
