Home for sale at Serenata at Aviara in CarlsbadHere are the market data for the Carlsbad real estate market for March 2008 from the MLS (homes sold privately are not include in these data).

  • Carlsbad Homes for sale – 508 detached, 253 attached (up 11% since January)
  • 157 detached and 57 attached homes came on the market in March (10% less than in January)
  • 267 detached and 147 attached homes have sold in the last 6 months
  • Absorption (inventory) is 11.4 months for detached (an increase of 2 months since January) and 10.3 months for attached homes (also a 2 month increase)
  • Average marketing time was 84 days for attached and 78 days for detached
  • Median sales price for detached - $675,161, up 6% from January (and 10% lower than 1 year ago)
  • Median sales price for attached - $424,500, up 9% from January (and 11% above the median from 1 year ago)

Carlsbad home sales prices are averaging 94% (detached) and 95% (attached) of list price, a trend for about the last year. Homes are taking a little long to sell right now, and our inventory has increased - there is more to choose from, for buyers, BUT more competition for sellers.

During the early part of this year the number of sales dropped, as it did in many areas. The median price dropped as well, but some of that may be a reflection of a small number of sales at the beginning of the year. Similarly, average prices dropped after December but are creeping up again; average prices remain lower than in the last quarter of 2007.

YTD sales for Carlsbad homes are down 34% as compared to the first quarter of last year, which is off more than the 27% for San Diego County as a whole, where end of year sales are down 18% compared to the end of 2007. Looking at the monthly data since January, however, we can see that the rate of sales is increasing – almost as many sales have occurred in April thus far as did in March.
