Regardless if you're buying a new home or selling a home, keeping up with Real Estate trends is always a great way to know if "Now is the right time to make a move!" As always, one of the most important things to consider is... are we in a seller's market or a buyer's market? 

With the Holiday week passed us and the New Year just ahead, we had a pretty slow week. As we get into the middle of January we'll see a steady increase to listings and home sales. We're still experiencing ultra low-interest rates, even though we did see a small jump in rates. The rate increase was roughly .25% and will be gradually increasing over the coming years. If you're on the fence about buying a new home, the rates will steadily increase, buying a home sooner will save you over the life of the loan.

Right now with great rates and home prices rising, we're in a neutral market. As we get closer to Spring, it's likely we'll shift back to a seller's market.

So, what does that mean for a seller? If your home is currently listed or you plan to still list yet this year don't worry! A few things to consider, as the temperatures drop and we start to get snow you can assume anyone heading to your front door is a 'serious' buyer! Relocation changes still occur in any month so it's possible they will be looking in the winter. Also, rental leases end year round as well. Even though moving in the winter may not be ideal for everyone there's still a need for home's during any season. As we have been extremely blessed with wonderful weather this winter, we're seeing homes still moving and will likely push sales steadily through the winter months.

Now, what happens if you're a buyer? Buyer's are still getting great deals on homes. The low-interest
rates mean that a new home buyer can stretch their dollar and afford more of a home than the same buyer a few years ago. Government programs such as FHA have also lowered some of their fees making payments on your loans cost a little less money. So truly if you're in the market to sell, you're going to see a decent price and if you decide to buy, you can take advantage of low down mortgage programs, low-interest rates, and more move-in ready or residential sales versus the short sale or foreclosed properties of the past. There's a lot of great reason's why now is a great time to become a homeowner! It's true, the process can seem a little intimidating to get started.
