A Builder friend of mine asked me to stage his georgous custom Craftsman that he just finished.  Each detail has been expertly defined in this 4100 Sq ft 5 bedroom, 5 Bath home on nearly 1 acre in the Portland Oregon suburb of Milwaukie. 

We had a great time with this project and we believe the results are nothing less than spectacular.  The builder is thrilled and looking forward to a quick sale in this slow market.  Our fingers are crossed.

The rug is actually rented, I believe it came from Ashley Furniture.  I do carry rugs in my inventory, but I did not have anything that really worked for this house.  I am thankful the furniture company had something.

 The Master bedroom is huge.  You are correct to say that staging emphisizes the fact that this is a very spacious room and skillful  staging will always show room scale and size to potential buyers.

Funny you should notice the big yellow fire hydrent.  The builder is a full time professional fire fighter and he builds one custom home a year with his investors.  He was thrilled to have the hydrent so close to one of his houses.  Unfortunately it is not always attractive to a buyer, although whoever buys this house will realize a significant discount to their fire insurance as a result of the close hydrant.

This house is listed for $898,500.  One thing I could not show in the photos was the incredible mountain views from this property on a clear day.

I will always try to stage with furnishings that are appealing to a broad range of buyers.  Of course if I were staging a downtown loft, the furnishings would be more specific to that type of lifestyle.  I think our team came together with a great design plan for this project.

I do rent the large items for projects like this.  The company I use most in my area is Peoples Furniture.  They have a nice selection and treat stagers like VIP's.  I do have my own inventory which is also used througout this home as well.  I love the bedding also.  Don't you just  love Ross?

What a beautiful home!  It looks SO much better staged, great job Trisha; I am impressed.  It does not look nearly as nice in the before pictures, you really bring out the space and make it feel like a home not just a plain house.

Ryan, Thanks for the compliments on my photos.  I am always working to take my photos from many angles and prospectives.  I also try to take a few during different times of the day for a varience in the lighting.
