Once a buyer expresses interest in your home, you don't want to let their excitement wane while you scramble to find the answers their questions. This article by Texas Realtor® Rose King provides a great checklist to make sure sellers are prepared to answer the most frequently asked buyer questions.

Homework for SellersWhen serious buyers find a home they really like, those buyers are going to have some questions for the seller. Sellers might as well have that information prepared in advance so it can be quickly provided to potential buyers upon request.

Here are some of the common questions that buyers are going to ask:

 

  • How old is the roof?

  • How old is the air conditioner?

  • How old is the heater?

  • Has there ever been foundation repair?

  • How much were your utility bills for the last year?

  • What is the cost of your homeowner's/windstorm insurance?

  • How old is the hot water heater?

  • Has the property ever flooded?

  • What upgrades/improvements have you made since you purchased the home?

In addition to getting the answers to these questions, I always ask my sellers to prepare a list of the TOP TEN THINGS they love about their house and their neighborhood. I put all of that information in a packet that I leave in the home during showings, and email it to showing agents whose buyers are interested.

If you are planning to sell your home, go ahead and gather up this information in advance, because you will need it when a serious buyer expresses an interest in your home.

Think of it as your homework assignment!
