Still Excited When I Hear the Words "Your House Closed"

This morning I am sitting in my office doing some paperwork and working up a new file for a listing I just entered into the MLS.  

But in the back of my mind I am waiting for the phone call from our escrow officer that the house I put into escrow 20 days ago is closed. 

Maybe due to the holidays and seeing my kids back East this past week makes me a little emotional but I was thinking about the first house I closed so many years ago.  Since then, how many calls had I received to confirm the house had closed. So while my mind was wandering, I realized that every call is just as important as that very first one. 

There are so many involved in a normal transaction from the buyers, sellers, other agent, home warranty company, termite company, the lender, title rep, contractors, and of course the escrow officer who pulls it all together and makes our hard work mesh. 

So this morning, I am waiting for the call and it could come at any moment!

Kristin, that great feeling doesn't go away and as far as I'm concerned it shouldn't go away. The call I get (as I attend the closings) telling me my client's home is on record is the best one ever.

I don't live in an escrow closing state so I was wondering how that works.  How do you know when to arrange movers and when to actually vacate a lease or plan anything?  

 

We have an actual, contractual closing date, and typically, buyers and sellers sit at a closing table in a title office and sign the papers together to transfer title and deed of trust (and all the other documents as well).  We know when closing is and everyone works to that date, not "when it gets done on the pile".  So I am wondering how you plan anything....or get keys?

Hi Kristin -- First, congratulations on your most recent closing and I agree -- the "we're closed" or "we're confirmed" calls are always good.  I also like:   "yes, we want to list with you" - "offer accepted" "sure, the seller(or buyer) says yes"   --- are very nice as well.   Here's to many more of those calls for all of us in 2016.

In some respects, your way is better but we must estimate and hope for the best. Moving companies must be flexible and so do the parties. If the funds do not make it by 1:30 pm, it cannot record until the next day but sometimes the escrow officers set up special settings. Couldn't live without a talented escrow officer

Yes it would be handy to be there together but we are less formal here in CA. I did get my call about 12:00 yesterday that the property had closed!!!
