Well here we are, one last day of 2015 and we are headstrong is a 2016. Over the next year, home prices will increase as well interest rate making it an ideal time for many home owners to sell their property. Rates are projected to rise to about 5% by the end of 2016 and because home prices are also increasing, now is the pivotal point for homeowners to consider selling their home making the most profit.

How to Prepare your home for 2016 buyers

If you're considering selling you want to appeal to the majority of homebuyers out there. There are many millennial buyers, move up buyers and homebuyers that have been on the fence about buying for the last few years, finally ready to pull the trigger. You want to appeal to all of them so that you get the most variety of homebuyers through the door potentially providing a wide range of offers. Here are some simple tips to prepare your home for 2016 homebuyers.

According to several interior designers pastels seem to be the color choice for many home owners in 2016. Baby pink rose quartz and baby blue serenity seem to be hot for the coming year. You're likely to see this on everything from upholstery to accessories and of course wall color. No, were not dipping back into the 80s because the accessories that complement these tones are going to be tans, brown's and rich hardwoods.

Metal also will be hot this year including silvers, goals, stainless steel and copper. The trend for 2016 is to mix and match the, something we've avoided for the last several decades. As long as it got a metallic shine to them, House Beautiful feels that they go together offering the "bling" every home needs.

Pendant lighting is becoming more popular offering a dramatic interest, drama and reflection. This pendant lighting is replacing a lot of the recessed lighting from years gone past and will see a wider range of glass, metal, plastics and painted finishes on many of these pendant lighting's. In addition, organic shapes, textures and designs will also be more popular depending on the style of the home. Natural cut wood tables, organically shaped chairs, and natural textiles in the form of lighting fixtures, lamps and side tables will all be a popular option this year.

Staging for 2016Now of course, these are interior designs that usually go with the house other than the paint color. Homebuyers are looking for architectural elements that are found in most new home such as quartz or granite countertops, stainless steel appliances, rich hardwood floors, modern, unique and contemporary lighting fixtures, sinks and faucets. If anything screams 1990s or even the 2000s, buyers may be turned off. Artisan touches throughout the home inspired by globally crafted goods will and intrigue, uniqueness and contemporary flair.

Of course, if you're planning on selling your home in 2016 and you can afford a few hundred dollars, it would be well worth hiring the expertise of a professional home stager. Because they stay up on trends and design, they can plan and prepare your home using either your existing furnishings or adding a touch of their own. Home staging has been known to add several thousand dollars onto the cost of the home and certainly appeals to a wide majority of homebuyers.

I encourage potential sellers to let me bring my stager (in my case Kim Gaston) in to consult (at no charge) before they start making plans and spending money. So often we can save them money and end up with a better result.
