Listing Agents, You're Making it Too Hard

I am, by nature, an upbeat, positive person (despite the snarky and sarcastic side of my personality).  I do see the positive side in every situation, no matter how bleak it may look at first glance, but seriously, listing agents, can you just help me out a little here?  I'm trying to keep the positivity flowing.

I read listings THOROUGHLY. I have excellent reading comprehension skills. I follow instructions. I do as I am told.

When you tell me to schedule my showings online, I DO!  I fill out the request fully with all the information you requested.  

I dutifully wait for a confirmation of the showing and carefully make a note of it on my calendar, as well as on my showing paperwork.

If you're going to tell me to schedule a showing online - which I love, love, love, by the way - then how about including ALL the information I need in order to actually access the property.

When your listing clearly says "combination lockbox" (have you checked your E&O insurance, by the way?  Just sayin'...), then, I don't know, I EXPECT the combination to come with the scheduling
confirmation. That's how everyone else does it. Trust me, I have done this a few times.

I fail to see the expediency in scheduling online just to have to then CALL YOU, leave a voice mail, wait for a return call so I can solicit from you the code for the combination lockbox.  

I dunno...but to me, this defeats the entire purpose of scheduling online, which, when used correctly, is a beautiful model of efficiency. 

If you want me to call you to schedule the showing, just say so.  Just don't make me jump through hoops with the promise of an efficient scheduling process. 

My positivity takes a hit.

Yep, or you schedule the appointment & then the combo is not there. 'Someone' will call you with it. As you say, let's just make it more difficult.

I am smiling because I bet you are the kind of agent that when I say text or email the listing agent, you actually send a text.  You probably even put something like this in the message:  Hi Anna this is Susan Haughton w Long and Foster REALTORS.  Is it ok for me to show 123 Main tomorrow, Tuesday at 3 pm? Just let me know and thank you.

Then I text back and say: Yes Susan, that will be great.  There is another showing at 12noon, but they should be finished well before 3.  The access code for 123 Main is SALE.  thank you for showing my listing and let me know if you have any questions.  Good Luck.

okay I am one of the agents with the online showing and the lockbox combo not there...I call you asap when you ask for your appointment which is already confirmed immediately with the lockbox combo.  I had to do this inorder to put the lockbox on the property - here in Massachusetts weather gets a bit messy and the owners just put new carpet in throughout so the deal is I must tell each agent showing the property to exercise care, so in retrospect it is a bit easier on you the showing agent this way then you and I coordinating our schedules for an appointment to visit this home.  I apologize if this does not work for all the agents but life is full of compromises and this was mine.  Happy New Year! 2016 is going to be a grand year!

I can respect that, provided you call immediately;  honestly, why not provide the code at the time of confirmation, then follow up with a phone call?  By confirming the appointment, it allows me to continue with my scheduling task. By making me wait - and not all agents are particularly responsive - then you are holding me up and dragging my task out longer than it needs to be.  Or calling back when it's inopportune. I'm no longer at my desk, no longer somewhere I can make note of the information, so what seems like it's "no big deal" can turn into an exercise in frustration.  I TOTALLY get that you need to let people know about new carpet, and agree you need to touch base with the selling agent, but I just wish listing agents would once in a while give some thought to the inconvenience they are causing the very people who are attemping to bring them an offer for their listings.

That is not only annoying but also disrespectful! It's one of my pet-peeves. In a lot of such cases these agents are most likely not familiar with the technical side of setting it up and it seems that they don't care. Incompetence and laziness ...

I could not agree with you more.  It seems like some agents are either trying to make things difficult, or the seller really does not want to sell, or the agent just does not know what they are doing.  None of these scenarios is acceptable to me.

I try to stay positive but I feel like sharing my pet peeve with scheduling showings.  I call to schedule a showing and leave a message with ALL my details.  Then I get a call back (and if I'm unable to pick up the phone -- I get a message that says 'CALL ME BACK'.)  How hard would it be to just give me the access code? But now I have to make yet another call and go through all the stuff again when I get a receptionist on the phone or the agent themself who doesn't even know their own codes!  Really?  We must be more courteous and make this a smoother process. There are so many different ways to schedule now ...  we bounce from calling, emailing, texting, and going on-line to one of the Showing Services.  Thank you for this great post ... now I need to go schedule some showings for tomorrow!

Nearly all agents in our market use Centralized Showing Service (CSS). It makes life easier. The few agents who do not use the service are generally available to grant access. After reading the responses, I think Dallas Realtors are fortunate.

Interestingly, in our market, Sharon, we almost always call the owner for access unless the property is vacant.  In those cases, often the agent does not want to advertise the fact the property is vacant so they don't tell you that until you schedule online. And that's fine, but just don't add another hoop to the process. Wish everyone used CSS or something similar.  Online works great, if used properly.

I completely agree. I think some of it is controlling. That's the point of the Supra, to know who went in and when. So make it easy for me to do so...and sell your listing.

I understand that showing instructions can be different for each property. However, it only takes a little extra time for the listing agent to be specific about instructions --on the listing and then when the appt is secured.  And PLEASE keep those instructions current!!  So many times I've shown a vacant home with instructions that say 'confirmed appointment only'. ??

I am finding that emails are generally faster than voice mail to voice mail .... but there are times where it takes an act of God to get an appointment scheduled because the listing agent is under ground...Endre

Oh this is a pet peeve of mine. I hate having to take extra steps to get access to a property. And also...if the LB is in an unusual place, please make note of that. I hate playing let's all see who can find the lockbox.

I am mainly a listing agent and my job is to sell that home. I do it by maiking it as easy for any buyer agent to see that home as i can. I do work as a buyer broker for referrals and for those sellers also buying for me, and i see this daily with some agents that drive sme insane Susan Haughton
