Neighborhood Expert - If someone has to tell you that they are the neighborhood expert there is a high probability that they are not. The neighborhood experts are the ones who have sold signs in yards.
Free Market Evaluation - I have news: It's almost always free, agents get paid when they sell the home! In the rare case that someone does charge a fee and possibly credit it to you against commission paid when you do sell, it is just a ploy to tie you up and cause you to resist obtaining further opinions.
Impressive Realtor Stats -
- Average Sale price 99% of List Price
- Low Days on Market till Sold
A lot of these impressive stats are achieved by mischief. When agents that play this game have a difficult to sell listing it is very common that they cancel the original listing after a defined period, such as 30 days. and then re-list the property. The entry now shows up as a new listing with 0 days on market and the now reduced price shows as the original price. Other Realtors can see the cumulative days on market and price reductions of listings but the public usually can not and for some reason posting misleading stats like this is not generally considered unethical by real estate professional associations. The only stats I use today have been generated by the Real Estate Board of Greater Vancouver and refer to the number of homes I have sold in a given year.
