How Do You Get the Word Out About My Home to Out of State Buyers?

Over the weekend, I was asked by a new home seller, how I would get the home out to local home buyers versus out of state home buyers about her lovely home.   It must sound like nothing to say, "By advertising your home online."  That's a simple statement that a lot of Listing Agents make, but I assured her that my marketing went beyond just putting her listing in the MLS and letting that engine syndicate it to places like Zillow, Trulia and the others.

Showing the floor plan through photos is also important. Here you see the kitchen is open to the family roomThe most important aspect of advertising online is having good photographs.  That's your first impression to buyers.  Personally, I spend hours making sure I am putting the best photos forward of your home.  When I take photos, I take many more than I intend to use.  You just don't know which ones are going to evoke the best "feel" when you look at them on a computer screen.

Captions are something added to each and every photo as well.  If I've only got the buyer's eye first, I need to get as much information out in my photos as possible.  A kitchen photo may say "kitchen is open to family room and has granite counters and gas range."

Close Ups of specific granite patterns on an island can be very intriguing to buyers. In addition to making sure photos are tip top and captioned, I create an online brochure and personalized website for each property.  My properties are also advertised on my blog, which has been an Internet presence since the fall of 2007.  Finally, using online resources like Facebook and Twitter to get the word out.  The property descriptions are specifically designed to tell buyers how they will live in the home.  Evoking emotion and setting scenes with words is the second most important marketing aspect.

Buyers, no matter where they are moving from, all do the same thing.  They look for houses online.  Having the best online presence is definitely more than letting the MLS syndicate the listing.  Gone are the days where an agent might have the jump on properties that buyers didn't have by window shopping online in the pajamas while watching late night TV.  Knowing how to market to those buyers surfing the Internet is the most important aspect of marketing to a Listing Agent.  It all about photos first, descriptions second.  And coming from a marketing background, I know how to get buyers to pay attention to your listing online.

So many agents say they are going to market online, but what they mean is stick the listing in the MLS.

I completely agree.  Even in a hot market, great photos go a long way in making sure you get the best offer.  Good luck with your business this year Chris!

It starts with photos.  It ends with an inviting description.

I'm a fan of professional photos myself.  I love my photographer.  He does great drone work too (and is registered and approved by the FAA) and buyers fall in love with properties when they see them.

They all look at the same Internet websites. So, yes, photos and descriptions are primary in getting ANY buyers attention.

You need to be able to stand out.  And sellers getting their home market ready is part of it.

Just add captions to your photos this year in the MLS and any other online marketing and see what happens.

Hi Chris,

You hit the nail on the head. Pictures will definately make the House a home. Like they say a picture is worth a thousand words. A good camera with the proper lighting makes a huge difference when posted on line.

Make it a great day !

Hi Chris Ann - you have the marketing strategy that works in finding buyers -- regardless of where they live.

There is no magical networking power.  Buyers are self-sufficient in finding the listings they want to see now.

Good morning Chris Ann. Online marketing means nothing without the specifics you mentioned and do. Great post.

There's so much more to it than putting a listing in the MLS.

Hi Chris Ann - You make a very useful distinction. Just putting it on the shelf isn't going to do the job unless it stands out from all of the others, and you take care to ensure that result.

It's fun also to figure out the distinguishing features of a home that may be very similar to others you have sold.

Tammy Lankford  has a great pitch for obtaining listings, just what she said in her comment would make any seller want that!  Your online presence really does show . . . and tell them about it, is the other, well-taken, point with your post!
