The Market and The Price.

 

Two things may separate a successful real estate agent from one who fails. The existing market and the list price of a home.

 

We all have access to the same information in the local market because we are in the same selling area. We utilize many of the same tools to market and advertise a home, such as: the local MLS, professional photography, homes selling sites, social media, daily blogging, SOI outreach.

 

So, why would a home owner think that one agent may be more successful than another? Well, it could be that they overpriced their home on the market and now want out of the contract, claiming the agent is not doing an adequate job, rather than lowering the price and getting it SOLD!

Almost every seller needs to see what their home can't sell for before they can recognize and accept what it can sell for.  I do disagree with you, every agent just like every property is different.   The skill set, along with the success rate of each agent varies.    If we were all exactly the same, it would not matter which agent, or brokerage a consumer choose.   Many times they THINK they are choosing the agent/brokerage for them but really they heard or saw an ad.  If that is the case, they picked the agent they are working with based on marketing spent, not necessarily the best agent for them.

Spirit Messingham, Every home owner has the opportunity to interview more than one agent to do the job. By the time they hire the one that will list their home, they are very familiar with that person's background and success rate. A homeowner that pushes the price up over what the market will bear (just to see) will blame the agent when it doesn't sell, no matter the efforts made to advertise and market the home. Another reason to price a home to SELL, not sit.

I do see sellers who sometimes blame their agent (who is begging them to lower the price). They hire a new agent...and lower the price, lol

This does happen often, mainly because the seller went with the agent who gave them the highest list price originally.

Perception is reality to some. They see an agent drive up in their fancy BMW with their business suits on and think, "Wow, they must be really good at real estate." Any agent worth their weight knows what it takes to sell a home. We all have the same basic marketing strategies so it comes down to whether or not the home is priced well and presents well.

So true Nicole Doty - Gilbert Real Estate Expert. An overpriced home will show itself with a CMA. A homeowner who is reaching for the unattainable will also show their true selves eventually by blaming the real estate agent!

Wanda it's all about pricing the home correctly for the current market as well as condition and location. Get all 3 spot on and homes sell fast (at least in my area in the current market).

Wanda, We often do not have all of the information. Could have been a "bought" listing taking it and listing at the price the sellers wanted ... or ???? Either way it is the listings agents job to get the home sold ... even if that means lowering the price.

Kathleen Daniels, When I first started real estate, I was guilty of taking an overpriced listing. What a joke and waste of money! The house never sold because their heads were so far up in the upper atmosphere that I couldn't reach them.

Good morning Wanda.  I have an agent who is trying to sell her sisters home (not a good idea), anyway the price is right, home is clean and well maintained.  The issue, age and no master bath.    She is regrouping and we'll see what happens.

Wand - Pricing a home is critical in getting it sold. However, I feel that the most difficult part of real estate is finding the clients, generating the business to begin with.
