Welcome, welcome, welcome to 2016!
 
We used the last couple of weeks to rest, rejuvinate and plan for the new year. All kinds of
exciting ideas & dreams are being worked out on our end. We've also used the time to do a little assessment. We (the nation) had a great 2015—the best year for housing since 2007. An
interesting fact, is that the economists over at Realtor.com® project an even better year in 2016.
 
Why? Well, with economic growth chugging along, employment will continue to increase, meaning that people will have more money coming in and they’ll be able to buy their first home or upgrade to a new one.
 
We'll be covering a few of the trends over the next several weeks, so you can really gain an
appreciation of what's going on.
 
Millennials, ages 25­34 are now in a financial position to invest in the market ­­ as first­time
homebuyers. Gen­Xers, have recovered from the crash and are now in a position to move­up,
and lastly the Baby­boomers are down­sizing and/or moving to retirement communities. (Check
out the movie "Sisters" with Tina Fey & Amy Poehler for a hilarious take on this one).
 
Assuming that most of these households will both sell and buy, it is important to recognize that
2016 is shaping up to be the best year in recent memory to sell. Supply remains very tight, so
inventory is moving faster.
 
Let's take a look at what's going on this week.
 
There were 6 properties listed, ranging in price from $480,000 - $950,000; in age from 1977-2008; and in size from 1194sf - 3986sf.  
 
 
What does this mean for you as a home buyer? Well, competition will be stiff, likely with multiple offers IF, and this is really important, IF the home is priced correctly. This is where we come in ­not only with the report, but with our advice.
