Canyon Creek is one of the most desired communities in NW Austin. It’s a prestigious master planned neighborhood that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek  homes range from the mid $300,000’s to the mid $600,000’s and includes 2 gated sections offering detached garden/condo home living options; The Villas at Canyon Creek and The Enclave.

 

As of January 3, 2016, the inventory in Canyon Creek showed only 7 resale homes on the market and 5 pending properties. There are 1.5 months supply of inventory thus Canyon Creek enjoys a true seller’s market. If you are thinking of selling in Canyon Creek it is an excellent time!

 

Total Year End Canyon Creek Statistics:

The numbers are in and Canyon Creek’s momentum took a little stumble but needed a correction after last year’s 14% increase in homes sold prices. The average sold price decreased 3% and there was a 11% decrease in number of homes sold in 2015 compared to 2014.  These figures include ALL properties including the gated sections of the Villas at Canyon Creek and The Enclave.

 

The market cooled in 2015 with homes on the market 60% longer. The market exists with a more controlled pace and low inventory.  The average list to sell ratio is 96.86% down slightly from 98.76% in 2014! Many sellers continued to increase prices and quickly learned the buyers were not impressed and refused to make offers. It was time for the escalation of home prices to ease and the buyers were responsible for that correction. I’ve always said a house is really worth what a willing buyer is willing to pay. The buyers spoke and were heard!
