MONTGOMERY COUNTY MARYLAND NEW CONSTRUCTION JUST WENT GREEN
If you've bought or sold real estate in MD and Northern Virginia as a consumer or a real estate agent, you know two things:
1. The Montgomery County, MD Contract of Sale is the longest in the area. Disclosure is comprehensive.
2. Montgomery County Maryland would be the first area to legislate GREEN. It happened yesterday. In sweeping and truly revolutionary legislation Montgomery will require that New Homes, single family detached and town homes constructed in the county must meet Energy Star standards.
Homes constructed in Montgomery County would be covered by the new mandate on about January 2010. 
These Energy Star Standards consumer about 15-30 percent less energy than under current guidelines. It must be noted that many builders in the Montgomery County market have already implemented these guidelines in their new home construction.
These mandates will add an estimated $2,000 to $20,000 to the cost of a home constructed under the Energy Star Guidelines. Since the average cost of new construction for a single family detached home in Montgomery County is about $1,545,843, the added construction costs is, to many new home buyers, a small price to pay for continuing energy savings.
New home buyers do not buy or build homes in Montgomery County because of affordability. Some of the attractions of Montgomery County real estate are:
