Atlanta Home Inspector gives you several reasons why you should never buy a new home.

Now that I got every real eastate agents "Minds in a tizzy" I'll finish my statement from above.

Atlanta Home Inspector gives you several reasons why you should never buy a new home without a home inspection. So many times we think we're getting the best home possible without the issues that an older home wo Atlanta Home Inspector checks new roof uld have. I mean, let's face it "it's a brand new roof, and a reputable builder with great contractors."

Well I just had the priviledge of inspecting another brand new home and one of the main issues was the painters failed to finish painting the area around the upper roof line and it would not have been seen if I had not walked the roof. But the roof alone once again had several small issues and I ended up with over 25 pictures. Now nothing that I found was a deal killer, but it was definately issues that the home owner needed taken care of. When I inspect a new home I go out of my way to let the new home owner know that I am gong to point out even small stuff, so that the builder is not stuck with it later on, right now the contractors are still around, who knows what will happen in a year, the contractors may still be there or they may not. So let's take care of things right now.

Please let me encourage you, to encourage your new home buyers to have an inspection done. It is such a great way to have your check list ready.

You are right on David. I have seen some new houses go on like an all day sucker!

I really want these home owners to have the best, and most of the time they don't know what to look for and miss issues that can be hugh in about a year and a half. Sometimes the list does seem longer on a new home.

I totally agree. With so many subcontractors on a site, it's easy for things to get left undone or installed improperly.

This is some of the best advise going right now. "New" does not mean right. Great post guys!!

Bonnie: Absolutely, a home inspection is a must whether it is a new home or a resale. Just because it's new doesn't mean it is perfect. Great post and reminder to agents and new home buyers.

Joseph, I like the way you put this also, there are so many things going on around a construction site that things are bound to happen. And I'm sorry but the builders have their hands full. Let the first person that NEVER gets sidetracked throw the first stone, I dropped mine days ago and can't find it so I'm out. Sometimes you just need a second pair of eyes.

Keith, I agree sometimes it is done wrong because that's who they are and sometimes it is like I said above, either way get it inspected. Thanks for stopping by....I know you both have been busy.

David you are right. With the builders we have around Cherokee County I would pay for my buyer to get an inspection just to be sure its done! I have seen some crazy stuff around here.

I inspected anew house a couple months ago for out of town clients from Florida moving into our area. When I got to the sub division I stopped at the office and dropped off all my licensing and insurance information as I always do. The on site contractor told me how to get to the house and also informed me that the town building inspector was already there to release the house for occupancy. Well let me tell you I tokk 130 or more pictures at this inspection but what really made me afraid for home buyers here was when I got to this hous the building inspector was inside and told me he would be done in about 45 minutes. Well I started my inspection and was about half way through the exterior when the building inspectors comes out and tells me every thing looks great and what did I think so far. Well I told him it will look great after they replace the 7 windows that all have small cracks in the corners from where the siding installers hit them with their hammers and cracked the glass. The building inspector says " really I hadn't noticed that" so I procedd to show him and he decides maybe it isn't ready for someon to move in yet. WOW NOW that will teach you something about why you need an inspection.
