New Listings:

Several of the listings that show new this week are because the agent changed brokerages. These listings are Alii Kai 11B priced at $479K, Cliffs 9302 priced at $665K and Puu Poa 401 with a list price of $1.895M.

New this week is Puamana 14B priced at $575. The last sale was for $465K in 5/13.

Pali Ke Kua 13 is priced at $575K. The sellers bought this unit for $425K in 3/13. Emmalani court 314, which last sold for $341,900 in 6/11, is newly listed, priced at $619K.

Villas of Kamalii 54 sold for $607,500 in 11/03 and is listed for $749,900. It was listed previously from 5/06 to 1/07 starting at $1.150M and reducing to $1.095M and again from 6/10 to 1/12 for $799K.

Pali Ke Kua 119 is priced at $989K and last sold for $807,500 in 10/07.

Contingent:

Mauna Kai 4A went into escrow after only 16 days while priced at $385K. The prior purchase was for $142K in 3/87.

After 23 days, Sandpiper 227 found a buyer while listed for $410K. The seller bought this 2 bedroom unit in 10/02 for $250K.

Sales:

Sandpiper 216 sold for $400K cash in only 3 days while listed for $385K. It sold for $391K in 5/08.

Expired:

Alii Kai 5203 expired while listed for $595K after 377 market days. The last purchase was for $874K in 8/05.

Price Changes:

Sandpiper 103 is now $375K, down slightly from the prior list price of $379K. The last sale was for $275K in 10/03. Alii Kai reduced from $725K to $699K. The last purchase was for $940K in 9/06.

Now on to your Princeville single family home update which had one new escrow and one sale. The 3 listings that appear as new are due to an agent changing their brokerage affiliation.

New Listings:

Three listings show as new because the list agent changed brokerages. These are 4060 Kaahumanu, 4944 Emmalani and 4173 Kalani. 4060 Kaahumanu fell out of escrow as the agent was changing brokerages so it also shows as back on the market. See below.

Back on the Market:

4060 Kaahumanu fell out of escrow and is back on the market priced at $849K. It was purchased for $600K in 4/11. 3695 Kaweonui expired and is now back on the market still priced at $999,999. The seller bought this home for $575K in 10/09.

Contingent:

3985 Aloalii drive, priced at $1.195M is in escrow. It sold in 5/07 for $975K.

Sales:

4989 Emmalani was priced at $1.275M and sold for $1.135M. The last sale was for $84K in $78K.
Expired:

3824 Punahale expired while listed for $2.495M. It was on the market for 358 days. The last sale was for land in 1/01 for194K. The house was built in 04.
