Who’s Going to Buy Playboy Mansion West?

 

 

One of the most famous properties in the United States is said to be for sale and going to market soon. According to reports- The Playboy Mansion West is said to be hitting the housing market with a price tag of $ 200 million dollars. But with the hefty price tag comes a couple of strings attached.

 

That’s right- the Playboy Mansion is going to be on the market soon, but Hugh Hefner will get to remain in the home until his death. “Whoever buys the Playboy Mansion will be required to give Hugh Hefner a life estate.” On top of Hugh being able to remain in the home until his death, Hugh’s bedroom will be off limits to perspective buyers.

 

According to John Vlautin, 45 years ago- Hugh Hefner purchased the 6 acres Holmby Hills estate for $1 million. The 29 room, 20,000 square foot home is the main residence on the property, and it also has a four-bedroom guesthouse on the property, too. According to reports- the main house is not in great shape and is considered to be a tear-down. Whether or not that is true, currently the property comes complete with a home theater, gym, tennis court, swimming pool with grotto, and a zoo license.

 

According to Playboy CEO Scott Flanders- Playboy Enterprises is in a bit of a funk and seeks to transition. And the sale will help Playboy Enterprises reinvest in the transformation.” Whether or not the Playboy Mansion fetches a $ 200 million price tag is questionable. A recent comparable lot just sold for $ 60 million, and because of the history of the Mansion, the property is more likely to sell for around $ 100 million.

 

Whatever the case- the once notorious but now mostly tamed Mansion has earned a naughty reputation for throwing some of the most sexed up bashes. And the new owner is sure to buy a property with some crazy history behind it.

It's interesting because for years the Saudis and other wealthy Arabs would buy something like this in L.A., but with the current political climate they may not be a factor. It will be interesting to see if it sells to a national or international buyer or group.

Susan Laxson ~ I agree- the climate for international buyers is not as hot as it once was, but with that said, it is the Playboy Mansion and there are a lot of hot-blooded billionaires wanting a piece of history, and a fun place to throw parties

Hannah Williams ~ I saw this over the weekend and found it to be very interesting. I can't wait to see this unfold, and I think that if the sale happens- the big winner will be Hugh and Playboy Enterprises, especially if they find a sucker, I mean someone with money to burn buying it for $ 200 million and giving Hugh a life estate!!!!

Jon, this is an interesting scenario, you have the reputation of the property because of the fame of the current owner and his escapades. You have the normal property comparisons and the condition of the property. Not an easy property to set the value on.

My interest goes to the Real Estate Agent that listed the property. How do you rise to the level of getting such a listing?

John Wiley ~ the listing agent will have to have a few things going for them. The listing agent will need to have notoriety in the community as well as have notoriety with the rich and famous. Bottom line- the listing agent will have to bring a lot to the table, and I am sure there will a lot of agents going for it and trying to make it happen

John Pusa ~ well it looks like it's going to be a two team listing effort as Gary Gold and Mauricio Umansky seem to be the lucky beneficiaries of the listing. I don't know how successful they'll be in selling it, though. Between the great nearby properties on the market for sale at half the price and considering that Hugh might live for another 10 years or more- I think it is going to be a hard sale. BTW: talk about different styles- where's Pasa aka Blue Nile? That would be awful if he croaked, although, I am sure that's not the case and he did something to ban him once again from Z
