Well, you are right. This isn't California (as much as I wish it were during the winter months!). But we still need to test your new home for termites if you are buying in La Crosse.
La Crosse was founded on the lumber industry. Logs from west central Wisconsin were brought here to be processed and sent elsewhere for use via the Mississippi River. This went on until the early 20th century. And where you have a lot of lumber, you have the possibility of termites.
Termites are many times found along the foundation of the home or evidence is found on basement walls. Termites chew the wood in the house and can cause structural damage. Some signs include mud "tubes".
Cost? Well, since everything is negotiable, you can ask the seller to pay for the inspection. Sometimes, the seller will have that done before putting the home on the market. Don't think you can just forget this inspection. Some lenders will require this inspection for certain types of loans.
If termites are found, it is rarely a massive treatment like California where they used to tent the whole house. Treatments are inserted into the ground around the home and usually are effective for up to a year. Again, this can be negotiated, but your agent will request that the seller pay for treatment and repairs.
There are a lot of things to remember when you buy a home. Don't try this on your own. Have experience on your side when you purchase.
