2016 Cost vs. Value Report by Remodeling Magazine.

The 2016 edition of Cost vs. Value Report by Remodeling Magazine is out and it shows that there is a slight gain in remodeling project’s payback with an average of 64.4% of a projects cost getting recouped if the home sells in one year.

The report compares the average cost of 30 popular remodeling projects against the value of those projects at resale in 100 US markets. The remodeling projects are broken up into two categories:

Midrange projects include such items as attic insulation, garage door replacement, siding replacement, deck addition and backup generator.

Upscale projects such as bathroom addition, major kitchen remodel, master suite addition.

The data show that nationally the highest returns are in:

  • Attic Insulation 116.9%
  • Manufacture Stone Veneer 92.9%
  • Garage Door Replacement  91.5%
  • Entry Door Replacement 91.1%
  • Minor Kitchen Remodel 83.1%

The report is broken down into National results and then nine regional results with further breakdown to individual municipal areas. The nine regional areas are:

  1. East North Central
  2. Mountain
  3. South Atlantic
  4. East South Central
  5. New England
  6. West North Central
  7. Middle Atlantic
  8. Pacific
  9. West South Central

Good to see that New England is in the mid range of value recovery.  Some remodeling can bring a quick sale if done right and doesn't look too cheap.

David Popoff - I know a lot of appraisers and real estate professionals that watch this closely. For valuation specialists regional results are a must because national trends don't tell us enough about local real estate markets. Is the Green Home Improvements feature part of the same Remodeling magazine report or did you are that?
