I have used a lot of CRM's both in real estate and in my corporate career.  Goldmine, Act, Siebold, Salesforce, Joe Stumpf BRO. Top Producer, and RealtyJuggler.  I think it depends on what you want to do with the CRM.  I no long pay for leads from Zillow/trulia or Realtor.com so I don't need the new lead interface.  I use my CRM for keeping in touch with with Sphere and past clients.  I wanted something that not only did drip campaigns via emails but also had an easy to use letter generator for Christmas letters and quarterly letters that go out via snail mail.  Although my brokerage provides Top Producer for free, I have been using Realty Juggler for the past three years.  Very impressed with the features and the price is very fair and reasonable.

Rich, thanks for the post. Many of us older people did use index cards, Excel and other methods. Today, I have tested about 4-5 CRM's but most of them lack specific tools etc. Sure, the best CRM is the one you use and does it help you scale your business and stay Top of Mind. I will try the trial version once I get my assistant to pay attention, usually on weekends when its slower.  Thanks

Rich - it sounds like you have a great product. I would have two more questions before choosing any system: 1) Can users add individual names themselves, or do people have to opt in? 2) Does the system scrub the list to remove email addresses which have "gone bad?" 

I once used Constant Contact - not realizing that I needed to go take care of "cleaning" the list myself every time I sent a message. Suddenly they decided to label me a spammer and they deleted 90% of my list. That was NOT a happy experience.

Yes, users can absolutely add individual names themselves.  All of our email marketing includes an "unsubscribe" button to comply with email marketing laws, so recipients can unsubscribe from communications if they choose to.


The system will not prevent you from sending emails, or ever delete email addresses on your behalf.  IXACT Contact includes a Reporting feature where you can see hard and soft bounces (along with open rates) and you can easily remove email addresses that have "gone bad."

I used IXACT free for 6 months. I thought that was very generous of the company, however, I decided I didn't want to learn/use a CRM. Otherwise, IXACT did the trick. I'm more of an Excel person.
