How much sense that this make?
What benefit to the buyers or to their agent is there in telling the buyers to only look at homes with the listing agent of each property?
Why and how does this benefit the buyers?
- This would be a lot of work. Imagine having to call dozens of agents and waiting to hear back from them to set up the appointments by themselves, one on one, with each individual listing agent.
- No one agent would get to know the buyers and their likes and dislikes, thereby being able to develop a relationship with the buyers and really helping them find their perfect home.
- Depending on the state that the buyers are searching for a home in, these buyers happened to be looking in South Florida for a home, there would be a lack of representation or none at all.
Buyers should look for an agent they can trust to make sure their interested are being looked after. We have transaction brokerage here in Florida. It is assumed by the law that an agent is a transaction broker when showing properties. So we do like to double end our listings. We love to show our own listings.
However, it is quite time consuming for the buyers to go from listing to listing all on their own with no one to guide them on the house hunting journey.
What benefit to that agent who said these words is there?
1. If the agent referred the buyers to an agent here in Florida, the agent would send a referral fee upon the closing of the sale. So right there is a lost opportunity for that agent.
2. The agent should want to stay in touch with the house hunting with these particular buyers and the agent showing them homes. The agent could communicate and help facilitate the process.
3. The agent would show the buyers that she is invested in their successful outcome.
This is the first time we heard someone say their agent told them to only work with the listing agent on each property they wish to see.
