Five Tips to Improve Your Home Sale

Let's face it. Selling a home in today's market isn't as easy as it was 10 years ago. That doesn't mean it's impossible. There are a number of easy things you can do to improve your home for sale. Whether you begin by clearing the clutter or spend the money to have the carpets professionally cleaned, you can increase your chances of selling the home quickly. The following are just five tips to improve your home for sale.

Clear the Clutter

Buyers hate clutter. Not only does clutter over-personalize the home, but clutter screams out that there isn't enough storage space. Take the time to pack up any items that can't be used in the staging of the home. This includes personal pictures, your collection of nick-knacks, and anything else that will be viewed as clutter. Remember that it's only temporary. Once the home sells, you can display all the items in your new home.

Stage the Home

Staging is an important part of the home selling process that should never be ignored. It includes painting the rooms of the home a neutral color that appeals to all buyers, arranging the furniture in a way that makes sense, and taking care of any problem areas, such as an odd rooms that needs explanation with the proper placement of furniture.

Improve Curb Appeal

Curb appeal is like a nice suit for your home. You want buyers to arrive at your home and be wowed with that first impression. Choose low-maintenance landscaping that can easily be maintained while you live there and doesn't scare away home buyers who lack a green thumb. It also helps to have evergreen plants throughout the yard so that selling the home is easier in the fall and winter months.

Fix Small Projects

It may only be a blown light bulb in the garage to you, but it's one more thing to fix and pay for to the home buyer. Always take the time to fix little projects around the house. As the buyer walks through the home, a lot of little projects will seem like a lot of money and time to the buyer. Set aside one weekend to get all the jobs done.

Have the Carpet Professionally Cleaned

Carpets get dirty, especially if you have pets. While it may cost a few hundred dollars to have all the rooms in the house cleaned, it can help you sell the home. Best of all, the home will smell fresher once the carpet is cleaned and the buyers will be less likely to ask for a flooring allowance when putting in an offer. If you can't afford to have the carpets professionally cleaned, at least rent a rug cleaning machine and do the floors yourself.

You don't have to spend a fortune to improve your home for sale. There are a number of little things that will make a big difference to buyers. Whether it's clean carpets or a beautifully staged home, your home can be the home that everyone wants to buy.

I agree that these tips help sell homes but in our market inventory is so tight that selling isn't much of a problem. Don't think that will last forever but right now our sellers are spoiled.
